Herndon is a growing residential community along the San Joaquin River, about 11 miles north of Downtown Fresno. “This is an area that’s being developed all the time,” says John Duncan, a Realtor with Atlantic & Pacific Real Estate and over 10 years of experience. “There’s a new shopping center, and Route 99 is a major thoroughfare through Fresno and Clovis.” Formerly a steamboat landing in the 1800s, the neighborhood today remains more rural than most residential communities in Fresno County, which is a perk for some homebuyers; new developments and close access to area shopping, golf courses and highways have steadily drawn in homebuyers. The overall CAP Index Crime Score is 3 out of 10, compared to the national average of 4, and nearby houses of worship include Kingdom Hall of Jehovah's Witnesses and Iglesia de Dios Pentecostal Movimiento Internacional.

New planned developments keep cohesive look
New traditional homes built after 2000 are set close together within planned subdivisions like Greenbelt, where sidewalk-lined streets are dotted with trees and grass lawns, and where a homeowners association maintains a cohesive look across all homes and keep the streets clean. Herndon's three- and four-bedroom new traditional homes have stone accents, attached garages and lots of up to 6,000 square feet; prices range from $450,000 for a single-story version to $550,000 for a two-story model. Midcentury bungalows are generally set in the neighborhood's southwest, along residential streets lined with drought-tolerant landscaping; these older homes are typically not governed by homeowners associations. A two-bedroom midcentury bungalow painted in Earth tones with a dirt-packed driveway starts at $170,000, while a three-bedroom version can cost up to $300,000.

Herndon is part of the Central Unified School District, rated B overall by Niche. Local kids can start school at River Bluff Elementary before moving on to Rio Vista Middle, both rated B-plus; at the latter, young students can get involved in co-curricular opportunities like jazz band, drumline and color guard. At Justin Garza High, not yet rated by Niche, students can take dual-enrollment courses for college credit at Fresno City College.

Route 99 runs along Herndon’s southwestern border, granting easy access south to Downtown Fresno, 11 miles away, and east to Clovis, 20 miles away. From the Marketplace at El Paseo shopping center, residents can take Fresno Area Express buses throughout Fresno County. Community Regional Medical Center is 12 miles southeast, and Valley Children’s Hospital is 13 miles northeast. Fresno Yosemite International Airport is 16 miles southeast.

Also here, residents can choose between national chain eateries like Olive Garden or local spots like family-owned, fast-casual Main Street Burgers, which serves up American favorites like smash burgers and Cajun street fries topped with grilled onions, melted cheese and jalapeños. At the Riverview Shopping Center 11 miles northeast, residents can shop for local produce and homemade treats from the Fort Washington Farmers Market.

Hitting the green at Riverside Golf Course
Between subdivisions, residents have access to neighborhood greenspaces where they can burn calories on the outdoor gym equipment, walk their pets along a paved trail and bring their family to the local playground. “There’s also golf courses along Herndon,” Duncan says. “If you want a private country club, you have San Joaquin Country Club; if you want a city course, you have Riverside Golf Course.” Built in 1939, the 18-hole Riverside Golf Course is the second oldest course in Fresno, while San Joaquin Country Club is about 5 miles east and features rolling green fairways flanked by towering palm, eucalyptus and oak trees.
Both golf courses are bordered to the north by the San Joaquin River, where residents can cast their lines for largemouth bass and channel catfish or walk along the paved, 6-mile Lewis S. Eaton Trail. “Woodward Park isn't that far from Herndon,” Duncan says. “A lot of people go out there to spend a weekend with family, ride their bikes or do a walk.” The 300-acre Woodward Park is about 11 miles northeast and offers tree-lined walking trails, playgrounds and a dog park.

Staying busy in Fresno County with community events
Less than a mile west of Herndon, the 140-acre Ram Tap Horse Park is popular for equestrian events like its USEA-recognized Horse Trials, as well as private lessons and schooling shows. Nearby, Riverside Golf Course hosts tournaments throughout the year for locals to test their skills. At Woodward Park, residents can enjoy a packed schedule of events year-round, like the annual Fresno Water Lantern Festival in May, where residents cast paper lanterns onto Jacob’s Pond, and the Fresno Freedom Run, an annual 4-mile run held on Independence Day.
