A pocket neighborhood in downtown Fresno’s northeast corner, Jefferson is a stronghold of Latin American identity and pride. “It’s a predominantly Spanish-speaking community,” says 15-year resident Ivan Paz. “Many folks work in the agricultural fields around Fresno and are from Michoacán, Oaxaca and other parts of Mexico.” From brand-new transplants to lifelong locals, Jefferson’s 6,600-plus residents form a unique, often familial ecosystem. “There are several sweet moms around the neighborhood who cook me food. I hardly buy groceries,” Paz says. He adds that music- and food-fueled get-togethers happen frequently in the neighborhood. “There are fiestas every Friday and Saturday with live bandas, and I’m invited to all of them,” he says. “People will party till 2 a.m. after family baptisms, quinceañeras, or just because.”
From petite bungalows to four-bedroom ramblers
Jefferson is a longtime Fresno fixture, with most houses dating to the early 1900s. Stucco-sided ranch-style homes and Craftsman bungalows are common; small Tudor Revivals and other home styles appear occasionally. These mainly sit along gridded streets with sidewalks and modest tree cover. Most residential lots back up to alleys, and many are surrounded by wood, iron or chain-link fences. Levels of upkeep vary significantly from home to home. “There are a lot of abandoned properties, while others have good homes with recent renovations,” Paz says. Home values hover around $230,000, about $160,000 lower than the Fresno average. For this price point, homebuyers might find a recently remodeled two-bedroom bungalow with a covered front porch. A one-bedroom bungalow under 500 square feet needing significant updates might cost $120,000. On the pricier end, renovated four-bedroom ramblers nearing 1,200 square feet can reach $300,000.
Frequent bus service and nearby freeways
Fresno Area Express serves the people of Jefferson at over a dozen bus stops. These can be found on the neighborhood’s major thoroughfares, including Abby and Fresno streets and Belmont and Mackenzie avenues. Sidewalks make Jefferson easily navigable on foot; many residents can cross the length of the neighborhood in 15 minutes or less. Drivers venturing beyond the neighborhood have immediate access to California Routes 180 and 41 to the north and east, respectively.
Walkable neighborhood schools
Several schools in the Fresno Unified School District call Jefferson home. The centrally located Akira Yokomi Elementary School accommodates nearly 700 students and has a B-plus from Niche. Tehipite Middle School, rated a C, serves about 470 students in the neighborhood’s northeast corner. Older teens head approximately 1 mile east to attend Theodore Roosevelt High School with over 2,200 peers. Roosevelt High has a B-minus from Niche and an arts magnet program for those interested in film, theatre and other creative trades.
Giant burritos and New York-style steaks
Jefferson is immediately north of downtown Fresno’s more attraction-heavy pockets like the Mural District. However, the neighborhood has a few independent businesses of its own. Just north of Yokomi Elementary is Taqueria Yarelis, whose Mexican menu includes the Anaconda Burrito. This aptly named entrée spans over 1 foot and feeds six to eight customers. Just west of the neighborhood, Richard’s Prime Rib & Seafood has served New York-style steaks in a classy, soft-lit setting since 1969. Small stop-and-shops provide day-to-day needs around the neighborhood. The nearest supermarket, El Super, sits just east across Route 41.
Spots to shoot hoops or shoot pool
Locals have a few options for indoor and outdoor recreation. Dickey Playground to the southwest covers a block with a splash pad, a baseball diamond and basketball courts. The local Boys & Girls Club operates its main office next to Tehipite Middle, housing an indoor basketball court, a game room and other facilities. School campuses feature further athletic facilities, from baseball fields to basketball and shuffleboard courts.
"A few bad apples"
Jefferson has a reputation for crime. Belmont Avenue and Fresno Street are often highlighted for prostitution and drug activity. According to CAP Index, robbery and motor vehicle theft are especially common. Further, Route 41 has become an established site of homeless encampments. “Many people are afraid of the neighborhood, but it feels safe to me,” Paz says. “There are a few bad apples that spoil the whole bunch and get the rest of the city’s attention.”
