Set along sidewalk-lined residential streets, the single-family homes here tend to be 21st-century new traditional or late 20th-century ranch-style homes, some with Mediterranean-inspired stylings like terracotta roofs and white stucco exteriors; attached garages are standard, and lot sizes generally range from 6,000 to 8,000 square feet. “The large lots are what people really love about this area,” says Nicholas Guerrero, a Realtor with Guarantee Real Estate who has over 10 years' experience. Front-yard landscaping varies. "We’re getting to more drought-tolerant," Hedrick says, "but we’re still a grassy area.” Some single-family homes are part of planned subdivisions, like Belterra in central Tarpey, where neighbors share a community pool and pocket parks. A three-bedroom ranch-style home from the late 20th-century costs around $300,000, while a 21st-century new traditional version starts at $450,000; a two-story new traditional can cost up to $800,000. In north Tarpey, manufactured homes in Country Living Mobile Home Park range between $70,000 and $120,000; all homes here have carports, while some homes are pastel-painted and feature modest gardens with white picket fences.Clovis Unified District Schools receive high marks from Niche
Most Tarpey residents are, Guerrero says, “living in Fresno, but within the Clovis Unified School District." Local kids can start school at Satoshi Hirayama Elementary, which opens in August 2024 and is not yet rated by Niche; it was named after a Clovis Unified teacher who was also a professional baseball player and military veteran. Students can continue to Reyburn Intermediate School, rated A by Niche, and then the A-minus-rated Clovis East High; at the latter, students who join the Clovis Future Farmers of America can choose academic pathways like animal science and agriculture mechanics.Fresno County parks and golf courses
At Carriage House Park, residents can unwind on the grassy field with a picnic or burn some calories playing pick-up games. Tarpey is also dotted with pocket parks that have grassy fields and picnic tables, including Tesla Park in the northeast and Belterra Park in the center. The neighborhood's Clovis Area Recreation Center offers a swimming pool, basketball courts and opportunities to sign up for adult and youth sports leagues; less than a mile south is the start of the 10-mile Old Town Clovis Walking Trail, which leads north to Old Town Clovis. For golfers, the 9-hole Hank’s Swank Golf Course is popular for a quick round, while the 18-hole Airways Golf Course offers narrow fairways with close-up views of air traffic from the Fresno Yosemite International Airport. Hedrick recommends shopping and dining along Clovis Avenue, where residents can find local businesses and restaurants like family-owned Maw n’ Paw BBQ, an authentic, southern-style restaurant specializing in slow-cooked barbeque made from fourth-generation recipes. In central Tarpey, residents can find several car dealerships, including a Tesla Sales and Service Center, and, near the airport, residents can choose from fast food restaurants like KFC and Taco Bell. Hedrick also recommends the Sierra Vista Mall, about 2 miles north, where folks can enjoy department store shopping, grab a quick bite at the food court and see the latest blockbuster at Sierra Vista Cinemas 16.Family fun at the Fresno Discovery Center
At the Fresno Discovery Center, families can learn about science, animals and Fresno culture with interactive displays; the grounds also feature the one-acre Deutsch Cactus Garden, which includes more than 250 cacti varieties, and the Garden of the Sun, a volunteer-run orchard teeming with hundreds of trees, flowers and vines. In March, the Fresno Discovery Center hosts the annual EggFest, a family egg hunt with games, food trucks and sponsorship from local businesses. “Here you have access to Routes 99, 168 and 180, all within 15 miles,” Guerrero says. Route 180 runs along Tarpey’s southern border, leading 8 miles west to Downtown Fresno and 4 miles north to Clovis. Fresno Area Express buses service the area, and Fresno Yosemite International Airport is centrally located within the neighborhood.
