Active community named for the Tower Theatre
Established in the early 1900s as one of Fresno’s first suburbs, the Tower District is known for the eclectic bars, music venues and vintage shops that line Olive Avenue. The neighborhood's a few miles north of downtown, with a core of nightlife and shopping surrounded by early 20th-century homes and cottages. “There are people who can afford to live farther north but come down here for the charm,” says Darin Zuber, a Fresno native, third-generation Realtor, and co-founder of The Zuber Real Estate Team with Real Broker.
The Tower Theatre is the neighborhood’s main icon and namesake, recognizable for its Art Deco architecture and 80-foot star-topped spire; other landmarks include the Shrine of St. Therese, a Romanesque-Mission-style chapel built in 1919. Some of the neighborhood’s historic homes and buildings are in need of more care and renovation, which has attracted lots of investors, and most residents live in rental properties. Though the community is popular with just about everyone—especially on the weekends—it’s also known for having a prominent LGBT community and hosts an annual Pride parade in June.

An eclectic blend of nightlife, venues and vintage shopping on Olive Avenue
Olive Avenue anchors the neighborhood, and is packed with casual eateries, bars, tattoo studios and eclectic shops selling vinyl records and vintage goods. This is also the center of Fresno’s performing arts scene. The Tower Theatre hosts touring comedians and other live performances, while Roger Rocka’s Dinner Theater puts on plays and musicals. Strummer’s, a small music venue and restaurant, is typically packed with music fans dancing to whatever band is playing that night.
During the day, Component Coffee and Teazer World Tea Market are often packed with locals chatting or working at small tables, and Ragin’ Records keeps its doors propped open for customers perusing its punk and hardcore vinyl selection. Once the sun begins to set, folks start settling in for dinner at places like El Patio Mexican Restaurant, known for its colorful décor and outdoor seating. Veni Vidi Vici, an upscale Italian eatery, is another local favorite. “They’ve got great vibe, great food," says Laura Mather-Mollica, a Fresno native and broker associate with London Properties. "It’s a date night place for sure.”
The nightlife scene features a mix of cocktail bars like Howlin Wolf and Lucy’s Lounge, along with more casual spots like Splash Bar, which caters to the LGBT community and hosts packed drag shows on Fridays. On busy weekend nights, food vendors set up stands on the sidewalks, selling snacks and fried foods to passersby until the crowds dissipate. On Thursday evenings, Olive Avenue is entirely blocked off to make space for the Tower District Farmers Market, which features food and craft stalls illuminated by string lights. For groceries any day of the week, locals can stop by the Tower Market & Deli, a small neighborhood supermarket.

Holiday parades and festivals with local vendors
The Tower District’s vibrant community comes together for holidays and annual celebrations. Olive Avenue hosts parades throughout the year, including Mardi Gras in February and the Rainbow Pride Parade in June. In October, the Pooch Parade features pets dressed in Halloween costumes, marching alongside their owners. There’s also an Oktoberfest festival in the same month, full of craft beer, food vendors and live music.
The Tower District Farmers Market is a great place to find local produce every Thursday evening.

Eclectic housing from the 1920s and '30s set on walkable streets
Residential streets are laid out on a grid and lined with sidewalks that ultimately lead to Olive Avenue. Most homes here were built in the 1920s and ’30s; Craftsman cottages are common, but there are also Tudor Revival and Mediterranean Revival homes. Echo Avenue is known for its well-maintained historic properties, while throughout the neighborhood, there are also homes in need of significant renovations. The Tower District Preservation Association maintains guidelines for renovations and other development, and some changes will require city approval.
Prices tend to range from $200,000 to $500,000, largely depending on a home’s condition. Remodeled properties on quarter-acre lots can range from $500,000 to $600,000, though these are rare. Some homes have been converted into two-to-six-unit multiplexes, with prices ranging from $300,000 to $720,000. Many homeowners convert their detached garages into accessory dwelling units (ADUs), which can then be rented out.

Visiting Roeding Park, a few miles to the west
The closest green space is the 90-acre Roeding Park, about 2 miles away. In addition to the Fresno Chaffee Zoo, the park offers wide paved paths through eucalyptus, cedar and redwood trees, a scenic duck pond and a dog park. Fresno has generally poor air quality due to debris from agriculture industries and other pollutants, but despite this, locals are often seen strolling and jogging in Roeding Park.

Connecting to Fresno Area Express transit
Highway 180 runs east-west along the edge of the Tower District, connecting with Highway 41 to the east and Highway 99 to the west. Downtown Fresno sits on the other side of Highway 180, about 2 miles south. Within the Tower District, many residents travel by bike or on foot; Fresno Area Express (FAX) buses connect the neighborhood with the rest of the city. The closest hospital is Community Regional Medical Center, about 2 miles away downtown, and Fresno Yosemite International Airport is about 7 miles east.
After-school clubs at Fresno Unified District schools
Muir Elementary is within walking distance for most families and earns a C from Niche, while Tehipite Middle earns a C-minus. After-school activities at Fresno High, which is B-minus-rated, include breakdancing and video game clubs, as well as seasonal sports like water polo and golf. Fresno City College’s campus is just north of the Tower District and offers degrees in business, health and humanities.
