Development in Van Ness Extension first began in the 1960s, then continued into the early 2000s. North Van Ness Boulevard is the neighborhood’s main thoroughfare, lined with wide sidewalks and large custom-built estates of 3,000 to 8,500 square feet. Architectural styles vary widely, including Spanish Revival, Tudor Revival and Modernist, and homes are separated by carefully trimmed shrubbery. The neighborhood’s north side has gated communities like Lake Van Ness and San Joaquin Country Club; at the latter, residents drive their own golf carts to get around, even on the 18-hole golf course. Prices for large estates on Van Ness Boulevard and in nearby gated communities typically range from $1 million to $2 million, depending on their size and private amenities like swimming pools. Some homes with more than 5,000 square feet can sell for $2 million to $3.8 million, depending on their views and special features like swimming pools. South of Herndon Avenue, the rest of the neighborhood has more modest single-family homes and condos: 1,000 to 2,000-square-foot versions range from $200,000 to $600,000, while 3,000 to 4,000-square-foot homes range from $600,000 to $1 million.Visiting the ducks at Oso de Oro Park
Oso de Oro Park, the neighborhood's main gathering place, was originally designed to be accessible for disabled children. Paved pathways slope gently across grassy fields, leading to a fenced-in pond, a natural habitat for ducks and other waterfowl. Kids may squeal with delight from one of two waterside observation points, watching the birds float and quack on the water. There’s also a large play area at the park’s entrance with interactive educational displays about the history of Fresno. Some gated communities offer private outdoor amenities like pools and tennis courts; the private San Joaquin Country Club is one of the biggest draws to the area, centered on an 18-hole golf course overlooking the bluffs of its namesake river. The Lake Van Ness gated community is built around a manmade lake of the same name, and most properties have waterfront access for fishing and paddle boating. Fresno’s year-round sunny weather gives way to heat waves in the summer, and air quality is generally poor throughout the city due to surrounding agricultural development.Proximity to private schools and Fresno Unified School District
Most students attend Fresno Unified District schools like Malloch Elementary, which earns a B-plus from Niche, and transition to the B-minus-graded Tenaya Middle. Major thoroughfares like West Shaw Avenue and North Van Ness Boulevard run through the neighborhood. Highways 41 and 99 are less than a mile away, both running about 10 miles south to downtown Fresno. Fresno Area Express (FAX) bus stops line Northwest and West Barstow avenues. Bike lanes are found along most major roadways, though they’re not always commonly used in this part of town as residents prefer to travel by car, especially during Fresno’s hot summers. Kaiser Permanente Fresno Medical Center is less than 5 miles away, while Fresno Yosemite International Airport is about 10 miles away.Shopping centers along North West Avenue
A few small shopping centers are dotted around the neighborhood’s edges. At the corner of Bullard and North West Avenues, there’s a cluster of boutiques, small shops and restaurants, some separated by large water fountains and patio seating. Here, Max’s Bar & Bistro is one of the area's most popular restaurants, with a seasonal menu that uses local ingredients, and a dimly lit dining room hung with modern art. On Shaw Avenue, The Annex Kitchen is another upscale favorite, offering wood-fired pizzas and other Italian fare; also here are an array of chain eateries and big-box retailers like Target and Costco. The Market is a locally owned grocery store that sources its produce from area farmers. “People in Fresno like local,” says Jared Martin, a Fresno resident and real estate broker with Keller Williams Realty. “It’s probably more expensive than Save Mart or Vons, but people like to support The Market because it’s local.”
