Woodward Park
Suburban Neighborhood in Fresno, California
Fresno County 93619, 93720, 93730
Suburban-style subdivisions offer a variety of houses
Some sections of Woodward Park, particularly on the south side of the neighborhood, feature ranch-style homes dating to the 1970s that sell for between $380,000 and $800,000. Woodward Park also has developments built around the turn of the 21st century, full of new traditional Mediterranean-style houses priced from $370,000 to $900,000. Gated developments like Vista del Campo and Copper Ridge have expansive Mediterranean homes for $1 million to $2.5 million. “There are some beautiful, newer luxury home developments out there that are pretty jaw-dropping,” McCormick says. McCormick expects more housing development here in the coming years. Existing homes are selling after an average of 35 days on the market, quicker than the national average.Woodward Park can attract a range of recreationists
The 300 acres in Woodward Park encompass three playgrounds, a dog park and the Shinzen Friendship Garden, a Japanese garden with a koi pond and a collection of bonsai trees. The park also has multiple miles of trails. “People do get attracted to live in that area just because of Woodward Park,” McCormick says. Part of the Lewis S. Eaton Trail runs through the park, and is known for its mountain and river views. “It is pretty spectacular,” McCormick says. The San Joaquin River is open to kayaking and fishing.Clovis schools hit high marks
Woodward Park is in the Clovis Unified School District, a system that boasts an A grade on Niche. “Clovis schools are a big draw,” McCormick says. The specific schools that students in the neighborhood may attend vary by address. Still, one path is to start at the A-rated Liberty Elementary before attending the A-rated Kastner Intermediate. Liberty’s music program offers choir, band and orchestra classes. Kastner has electives in topics from ceramics to film. Clovis West High School also earns an A grade and has a Career Technical Education department with courses in small business management and performing arts. Clovis Community College is a close-by option for higher education, with over 100 degree and certificate programs.Community events include live music and Candy Cane Lane
Locals can relax at Woodward Park while enjoying live music during the $5 Summer Concert Series, held on one Thursday a month from May to September. Fresno’s Big Hat Days is also in April, a two-day celebration of the area’s western heritage with music and hundreds of vendors selling food and other goods. Candy Cane Lane is a holiday tradition along Cindy Avenue in the neighboring city of Clovis, featuring elaborate light displays available for viewing from early December through Christmas.Fresno Area Express and Route 41 are ways to get around
The Fresno Area Express bus system runs through Woodward Park, with stops along thoroughfares like Shepherd and Herndon avenues. California State Route 41 cuts along the neighborhood's western edge and takes drivers into downtown Fresno, about 10 miles away. Route 41 is also a way to reach the Fresno Yosemite International Airport, a 13-mile trip. The 169-bed Kaiser Permanente Fresno Medical Center is within the neighborhood and includes an emergency center.Retail centers and well-regarded restaurants are close by
Blackstone Avenue is packed with commercial attractions, like the River Park Shopping Center, a sizable outdoor mall. River Park features stores from Ashley Furniture to Target and almost three dozen restaurants. The Universal Park Shopping Center across the street is anchored by Lowe’s and Sam’s Club. Park Crossing Shopping Center, 1 mile away, features Trader Joe’s and Petco, and ongoing construction will bring more businesses to the plaza. Popular restaurants in Woodward Park include Saizon, which opened in 2022 and specializes in dishes including lamb chops. “It’s gotten some big press regionally and even across the state for being a pretty amazing restaurant,” McCormick says. Campagnia Bistro is a staple of the area, open since 2001. “They’ve been established there for so long and they’re so well known for their unique, high-end cuisine,” McCormick says. “What’s nice is it’s a bistro, so you definitely get high-quality food and entrees, but it’s a relaxed environment.” The Alaskan Halibut is one of Capagnia’s signatures, available seasonally.
