From an orange grove to a Jacksonville suburb
The North Florida enclave of Fruit Cove, originally an orange grove along the St. Johns River, has steadily developed into a community of over 30,000 living comfortably in the suburbs of Jacksonville. “It’s a little bit more like old Florida; there are lots of trees and a lot of green,” says Erica Jolles, a real estate agent with Round Table Realty.

Wide Selection and low HOA activity
The median price for homes here is $557,000, higher than Florida’s and the national median. Jolles says that home styles are “definitely not cookie-cutter.” Residences can vary from ranch to Mediterranean-inspired, as well as New Traditional and Craftsman styles. There is also a selection of Colonial Revival mansions on the river. Jolles says Fruit Cove has very little HOA activity, with most properties not being part of any association. Workshops or other small businesses on private properties are found throughout the city. She also noted that people moving to the area include a mix of retirees and those looking to get away from larger subdivisions.

Greenspaces and golfing
Next to the St. Johns River is Alpine Groves Park. The park has over 50 acres and features miles of trails, fishing spots and a restored 19th-century house. Further inland is Julington Creek Plantation Park, which has a football field, several grass multipurpose fields and a playground. Julington Creek Golf Club is a public course in Fruit Cove that underwent a substantial renovation in 2022. Other courses can be found in St. John’s County and nearby St. Augustine.

Public and private school options
Fruit Cove’s students are served by the A-rated St. John’s County School District, the third-best school district in Florida according to Niche. San Juan del Rio Catholic School is also based in Fruit Cove, and has an A rating, but has an annual tuition rate of $8,700. St. Johns River State College is across the river in Lakeside, while other universities, such as the University of North Florida, are in Jacksonville.
Creekside High School supports approximately 2500 students in the St. Johns neighborhood.
For private education, students can attend San Juan del Rio Catholic School in Fruit Cove.

Dine and shop in Julington Creek
The majority of the shopping and dining destinations in Fruit Cove are found to the north at the intersection of State Road 13 and Race Track Road in Julington Creek Plantation, which is also designated as a community development district. The area has a mix of chain and local selections, including Bella Vista, a family-owned and operated Italian restaurant. The Julington Creek Fish House & Oyster Company has freshly caught seafood and serves brunch, while Iggy’s Grill and Bar consistently hosts live music and special events. Julington Creek Plantation has several shopping plazas, including a Publix grocery store and a Walmart neighborhood market. A second Publix is further to the east on Race Track Road. Several primary care facilities are in Julington Creek, while HCA Florida has an emergency facility to the east on Race Track Road.

Connections to Jacksonville
State Route 13 directly connects to Jacksonville, over 20 miles to the north, and to St. Augustine to the southeast. A connection to Interstate 95 is also nearby. The closest airport to Fruit Cove is Jacksonville International Airport, which is 40 miles to the north.

Crime and hurricane activity in Fruit Cove
Information on crime in Fruit Cove and St. John’s County was not readily available. Residents should be wary of hurricane activity, as several major hurricanes made landfall in St. Johns County in 2022, but the county does maintain a warning system for residents.
