The city’s architectural stock features Craftsman and New Traditional homes. Many properties have Mediterranean influences with brick, stone and stucco exteriors. Many homes are from the 1970s and 80s, while some Fruitvale subdivisions have construction from this decade. “Several pocket neighborhoods don't have an HOA,” Seng says. “These are mostly older homes with a vintage feel that the buyer can easily upgrade for a more modern appeal.”

We are the world's 'mountain biking capital,'” Seng says. “My favorite thing about living here is getting to a hiking, biking or OHV (off-highway vehicle) trail in less than an hour.”
