Living in North Lincoln Heights
In 2022, the Gainesville Housing Authority built a handful of houses in North Lincoln Heights. Those new homes stand out among the neighborhood's older homes. "North Lincoln Heights has more new housing than other parts of the city," says Barbara Miller, the broker and owner of Miller Real Estate who has been selling in the region for over 20 years. "What buyers can get is more reasonably priced than other parts of Gainesville." University of Florida Health's new urgent care facility is another sign of development in North Lincoln Heights. Miller says North Lincoln Heights is a family-oriented area close to public schools and the city's major employers.
North Lincoln Heights is on the eastside of Gainesville about 2 miles from downtown and the University of Florida.
Residents of North Lincoln Heights may seek medical attention closer to home at the new UF Health Urgent Care Center Eastside.

This East Gainesville community has older and newer homes
Most homes in North Lincoln Heights are small cottages and ranch-styles made of concrete blocks. Many older dwellings sit on raised foundations. When these properties enter the market, they often have new roofs, as well as updated plumbing and electric systems. However, many dwellings are still in need of repair. More recently, new traditional homes have been built over the last five years. The My Neighborhood program from the Gainesville Community Reinvestment Area assists residents in purchasing North Lincoln Heights homes and vacant properties. Cottages and ranch-styles range in price from $150,000 to $250,000. Fixer-uppers range between $60,000 to $100,000. More recent homes cost $250,000 to $300,000. Miller says, "If a house is properly priced, it doesn't stay on the housing market for long."
New traditional homes have been built over the last five years in North Lincoln Heights and offer attached garages.

Close to UF and a new urgent care facility
Major local employers, The University of Florida and UF Health Shands, are 3 miles west. Residents may seek medical attention closer to home at the new UF Health Urgent Care Center Eastside. Bus stops are along SE 15th and 11th Streets. The nearest Interstate 75 interchange is about 5 miles away.
The University of Florida is one of the state's largest and oldest public institutions of higher education and includes 16 colleges and more than 150 research institutions.

Shopping along State Road 24 and University Avenue
Residents travel less than 2 miles to reach the nearest retail plazas. The local market, West Coast Seafood Meat, offers blue crab, gator tail and oysters. Gainesville Shopping Center contains a Publix Super Market and national clothing stores. There's also a Walmart off Hawthorne Road, about a mile north. University Avenue is lined with chain restaurants and local spots, such as G'ville Seafood N' Chicken. Following the thoroughfare leads to more dining and retail downtown.
For groceries, shoppers of North Lincoln Heights can head to the Publix 2 miles north of the neighborhood.

Fun at Lincoln or Depot Parks
Lincoln Park includes a tree-covered playground and asphalt track. The grounds also offer athletic amenities like soccer and baseball fields as well as lighted basketball courts. Depot Park opened as an outdoor recreation and entertainment destination in 2016. The space was once an unused railyard. Now, the area has a colorful playground, trails and a waterside promenade. The outdoor space hosts fundraisers, community gatherings and a weekly 5K running event. The onsite Cade Museum for Creativity & Invention is a popular destination for families.
Depot Park opened as an outdoor recreation and entertainment destination in 2016.
Lincoln Park offers athletic amenities like soccer, basketball and baseball fields.

Joseph Williams Elementary and Abraham Lincoln Middle are to the south
Students can attend Joseph Williams Elementary, which has a B-minus from Niche. Abraham Lincoln Middle earns a B; Students enrolled in the magnet lyceum program will perform community service and retain the same core teachers. The elementary and middle schools are on the southern end of the neighborhood. The A-rated Eastside High has a medical skill program and an Institute of Culinary Arts.
Lincoln Middle School serves grades 6-8 and has an enrollment of about 720 students.
Joseph Williams Elementary School has a student to teacher ratio of 19:1 for its 470 students.
