Woodland Terrace subdivision does not have a homeowners association, which is rare for Florida. The roadways show concrete ranch-style houses from the 1950s to 1980s. Homes along the grid streets sit on quarter-acre lots, while residential lots abutting the creek reach closer to half an acre. Houses entering the market feature modern upgrades such as remodeled kitchens and new roofs. Residences are priced lower than the metro average. Homes don’t come on the market often, but these properties range in price from $250,000 to $320,000. Some Woodland Terrace homes south of NW 5th Avenue have a risk of flooding, which may affect insurance premiums.

Enrolling in Alachua County schools

Students can attend Littlewood Elementary, which is currently undergoing major renovations. Until the site is complete, students will attend classes next to Westwood Middle. The middle school offers a technology program with 3D design and robotics courses. Both elementary and middle schools earn a B-plus from Niche. A few miles from UF and downtown

Walking through Loblolly Woods Nature Park

Loblolly Woods Nature Park is known for serene trails weaving through woodlands and slow-flowing streams. The 150-acre park contains portions of the Hogtown Creek and the Hogtown Creek Greenway, which stretches through many of the city’s parks. Walking through the forested park along the creek brings residents to Albert Ray Massey Park. Also known as Westside Park, the space reopened in 2023 after three years of renovations. The park offers a brightly colored inclusive playground with climbing structures and crawl spaces. Albert Ray Massey Park is part of a larger recreational complex with courts for basketball, racquetball and pickleball. Residents can pay a fee to access the seasonal swimming pool and onsite splash pad.
