Longstreet Hills is a sprawling suburb that takes up most of the community's land area, featuring spacious lots with home styles ranging from ranch-style and split-level homes to Cape Cod and Craftsman houses. Lot sizes can be as large as 2 acres, and home sizes range from 1,000 to 2,400 square feet. Most houses in the neighborhood are over 40 years old, and some have had renovations in the past 20 years. There are also condominiums across from Riverside Park, and overall, residents in Riverside South can easily drive to nearby parks and shops around Gainesville. "There's a lot less of the Atlanta traffic in the north end, plus it's much quieter than the Downtown and commercial areas further south," says Jason Buffington, a Real Estate Team Lead at Keller Williams Lanier with over 15 years of experience. "Plenty of the older subdivisions have good inventory, and lots of older properties have been remodeled." Prices from condos range from $100,000 to $245,000. Small to mid-sized homes range from $200,000 to $400,000, while larger houses with custom features with 3,000 square feet or more range from $500,000 to $1 million.

High marks for Gainesville City Schools

Gainesville City Schools supervises the education of Riverside South's public school students. Enota Multiple Intelligences Academy teaches from pre-kindergarten through fifth grade and has a B-rating on Niche. Students move on to intermediate and secondary schools like Gainesville Middle and High School, which have a B-minus and B on Niche, respectively.
