Rural community on Bull Run Mountain
On the farthest western border of Prince William County, Antioch is a rural retreat still within reach of modern retail in nearby Gainesville. Characterized by large swaths of rolling farmland, narrow country roads wrapped in tunnels of thick greenery and rustic wooden fences zigzagging across the countryside, the landscape has changed little since settlers first came in the late 1700s. “The area is at the foot of Bull Run Mountain, [and] when you get to the top, you can see all the way into Washington, D.C.,” says Larry Bien, a local Realtor and owner of L2 Realty Partners. “There are a lot of different-sized lots that have been divided and subdivided over the years, so it’s generally not a subdivision where all homes are the same.” Here, it’s about as easy to buy a 10-acre parcel as it is to buy an established single-family home among the boxwood trees. Once scattered with mill villages and isolated farmsteads, Antioch holds only whispers of its past economy and agriculture. What remains, instead, is its natural beauty and rural appeal. Mary Beth Eisenhard, a Prince William County resident and founding member of the Eisenhard Group with Long & Foster Gainesville, says, "People don't want to be sitting in nonstop traffic anymore, especially now that so many people work from home. Antioch is off the beaten path, and that's attractive."
Antioch features a handful of subdivisions from the 1970s and '80s, featuring ramblers and split-level homes with large 1-acre lots. Prices for these homes hover around $600,000 for three or four bedrooms and 2,000 square feet. The rest of Antioch's housing inventory consists of sprawling country estates, old historic farmhouses and custom homes in all shapes, sizes and price points. Antioch also has a significant land market, so buyers can get multi-acre parcels of undeveloped land. Dense tree cover cloaks the community, and locals typically have spacious lawns and may need to drive along winding roads to visit neighbors or grab necessities. “The lots that are on the mountain themselves don’t lend to much good use because your driveways are either going up or down a big hill. The ones at the base, you can have hobby farms: people with goats, horses and chickens,” says Bien.
Beside James S. Long Regional Park and preserves like Silver Lake Regional Park
Antioch is filled with vibrant greenery, so locals can easily reach spaces like James S. Long Regional Park just east of Route 15. The park is a hub for youth sports leagues with seven soccer fields and four baseball diamonds. Locals can also use two basketball courts, two tennis courts and a large playground with climbing equipment for little tots and big kids — or hike more than 4 miles of natural, wooded trails. Just south of Antioch, Silver Lake Regional Park has a 23-acre lake. Locals can attend classes and camps, take out kayaks or paddle boards, go fishing or hike the tranquil trails cutting through the park's woodlands.
Retail and dining is a quick drive from Antioch's limits
“At one point, if you lived there, you had to drive 30 minutes for groceries,” says Bien. “Now development is encroaching, it's still considered rural, but restaurants and grocery stores are a lot closer.” Despite being rural, Antioch is a 10-minute drive from retail, restaurants, hospitals and major highways. Head east to Village Market Square Shopping Center, with a Giant for groceries, a gas station and local dives like Olde Dominion Tavern for a draft beer or burger. Folks can head to Haymarket, which hosts a Walmart, Aldi, Home Depot and Kohl's, and commuter-friendly access to I-66 or Route 15. At home is La Grange Winery, a 20-acre working vineyard shaded by English boxwood trees. Folks can sample Virginia wines in the 18th-century manor house and take in scenic views from the lawn or join a tour to see the winemakers in action and hear tales of ghosts that are believed to haunt the building. Gainesville's strip malls and live music venues are a 7-mile drive south of Antioch. The Virginia Gateway shopping center features Target, Lowe's and Best Buy. A mile south of Virginia Gateway is Jiffy Lube Live, an amphitheater that hosts national touring acts and seats 10,000 in the shaded theater and another 15,000 on the lawn.
Nearby Prince William County schools
Students attend Prince William County Public Schools, which receive an overall A-minus rating from Niche. Elementary students start at Gravely Elementary, located in the neighboring Dominion Valley. Reagan Middle School offers afterschool clubs ranging from arts and drama to archery and honor societies. Both schools receive A-minus ratings from Niche. They then round out their academic career at Battlefield High School with an A rating. Battlefield High is known for its football team, which has won three back-to-back Cedar Run District titles from 2020 to 2023. Folks come from all around to watch the games under the Friday night lights.
Most folks take I-66 to commute
Locals here need a car to travel down the neighborhood’s wooded expanses. Gainesville is a 7-mile drive south for shopping runs or dinner at Virginia Gateway. Commuters are a mile away from Interstate 66, which leads to Washington, D.C., in 41 miles, about an hour’s drive from home. Dulles International Airport is 26 miles away from home and offers domestic and international flights.
