Burrowed between Lake Jesup and Lake Harney, Geneva is a peaceful oasis on the outskirts of Orlando. Residents appreciate the privacy of living on multi-acre lots, while also having easy access to Downtown Orlando via nearby highways.
Multi-acre lots surrounded by tall Florida pines provide Geneva residents with a quiet suburban lifestyle. Expansive Spanish Revivals and newly renovated ranch-style homes can be found in the Seminole Woods subdivision. In addition to luxurious homes on multi-acre lots, local real estate agent with Centergate Realty, William Navarro says this gated community is popular among homebuyers because “it’s close to schools and residents don’t have to drive as far to get to the grocery store.” Recently built, four-bedroom estates in Seminole Woods usually list between $900,000 and $1.5 million. In other parts of Geneva, modest bungalows and older ranch-style homes sit on similar size lots and list closer to $600,000. In the Parcels subdivision, a 90s-style three-bedroom home on a 5-acre can range from $500,000 to $650,000.
Geneva students attend top-rated schools in the Seminole County Public School District. Starting in Pre-K, children can go to the centrally located Geneva Elementary School, which received an overall A-minus on Niche. In sixth grade, most students transition to Chiles Middle School. Rated an A-minus on Niche, Chiles Middle offers a Think & Design program where students can take robotics classes and learn how to fly drones. For high school, Geneva teens can attend Oviedo High School, which was given an overall A on Niche. Students can take culinary and auto repair courses through the career and technical program at Oviedo High.
Highway 46 and SR 426 are two major roads that intersect in Geneva, connecting the neighborhood to Downtown Orlando and other surrounding areas. Residents can take SR 426 to access Oviedo Medical Center 10 miles away. This state road links to the 417 Expressway and brings locals to Downtown Orlando and, of course, Disney World. Historic Downtown Sanford and the Orlando Sanford International Airport are easily accessible via Highway 46.
Locals purchase livestock feed and fresh produce at Geneva Feed and Grocery on Avenue C. William Navarro notes, “Geneva is an older rural area so residents have to travel outside the neighborhood to get to big box stores and major shopping centers.” In the Live Oak Reserve neighborhood, Riverside Landings is where locals can find Publix Super Market and a few fast-food options. Across the street, Lockwood Village is a small shopping center where residents can find convenience stores, Walgreens and a few fast food options. On Central Avenue, Town House Restaurant is a family-owned diner serving delicious homestyle breakfast and southern comfort food. Next door, Kelly’s Homemade Ice Cream is another small business where residents can stop for dessert.
Towards the southwest corner of the neighborhood, the Geneva Wilderness Area is a 180-acre site packed with Florida wildlife and scenic hiking trails. Off Snowhill Road, Little Big Econ State Forest offers over 10,000 acres of diverse Florida landscape. Named one of the country’s most family-friendly hikes, Little Big Econ State Forest is a great place for kids to learn about nature and get some exercise. During the summer, C.S. Lee Park is crowded with residents preparing to launch their boats into the St. Johns River Basin. Although it may seem like a great place to cool off, locals warn that St. Johns River is infested with alligators and poisonous snakes.
