With a riverbank on one side and Ocean Highway on the other, Hagley Estates on Pawleys Island is a perfectly positioned Grand Strand golf neighborhood. The land surrounding Hagley Estates was once part of a massive rice plantation owned by William Alston, whose family named it “Hagley” after a small English village famous for its scenery. Hagley Estates is also known for its beauty, from hundreds of live oaks to the signature black water of the Waccamaw River. Hagley Estates is attached to the Founders Club of Pawleys Island golf course, but it's one of the island’s few golf communities not to be gated or have a mandatory homeowners association, giving owners lower fees and more control over their properties. The neighborhood is close to some of the island’s best dining, biggest shops and the most popular public beach, keeping it well connected to all Pawleys Island offers. “From here to a fabulous brick oven pizza place, it’s two to three minutes. Hagley Estates properties range from residences built in the 1980s to custom-built homes from the 2020s. Ranch homes, split levels and Lowcountry cottages with wide porches are the most popular styles. Ranch and split-levels range from $400,000 to $500,000, while Lowcountry-style homes tend to sell for $450,000 to $700,000. Custom builds can reach between $700,000 and $1 million. The community is known for its scenery, and homes are spread out along the river and throughout the mature live oaks. Those with river views and extra land are some of the most sought-after finds, but coastal flooding is common for riverside homes. The entire island is exposed to heavy rains and high winds during seasonal tropical storms. Hagley Estates has a CAP Index Crime Score of 2, below the national average score of 4 out of 10.

Waccamaw High students make a difference
Students across the island can attend Waccamaw Elementary School, which has an A-minus grade on Niche. Waccamaw Intermediate School, Waccamaw Middle School and Waccamaw High School all have B-plus grades. Niche also named Waccamaw Elementary the best public elementary school in Georgetown County. The high school’s Key Club holds multiple volunteer events throughout the year, from writing holiday cards for the Ronald McDonald House to supporting the annual Atalaya Arts Festival at Huntington Beach State Park. Horry Georgetown Technical College has locations in Georgetown, 14 miles away and Myrtle Beach, 23 miles away.

Hagley Estates is attached to the Founders Club at Pawleys Island, a semi-private 18-hole golf course that first opened in 1966 and was fully renovated in 2008. Residents can book tee time or opt for a membership for reduced prices. Additional courses like Heritage Golf Club, Caledonia Golf Club or Pawleys Plantation Country Club are all within 5 miles of Hagley Estates. Estates residents can also use the Hagley Landing boat slip on the Waccamaw River, which is central to some of the Grand Strand’s best recreation. “We have kayak trips, some of the local outfitters have boats to take people out. Photography is also huge in our area, and we have birding tourism and walking tours,” says Debra Buffkin, a South Carolina native and executive director of Winyah Rivers Alliance. “Volunteers will clean up the river and landings. People really care about the river and want to work to protect it.” Litchfield Beach is 7 miles from Hagley Estates and is popular year-round for crabbing, swimming and fishing.

Frank’s and Chive Blossom embrace outdoor dining
Food Lion and Lowes Foods, two of the island’s major grocery stores, are both within 2 miles of Hagley Estates along Ocean Highway. Some of the area’s most popular dining spots are farther up the highway. Many local restaurants embrace the Grand Strand’s fair weather and invite guests to eat outside. Frank’s has a casual courtyard bar alongside its formal dining room, and the courtyard is the only place to grab a signature wood-fired pizza. Chive Blossom’s dining room is entirely outdoors, with shade umbrellas added in the summer and space heaters in the winter. The menu reflects the best of South Carolina cuisine, with fresh seafood paired with Southern favorites like fried green tomatoes and okra pancakes. Some houses of worship surround these restaurants, including Pawleys Island Community Church and Pawleys Island Baptist Church, both along Ocean Highway. Hammock Shops Village, which has 21 boutique local shops, is also only half a mile away.

Coast RTA’s routes connect Georgetown and Myrtle Beach
Ocean Highway, also called Route 17, runs across Pawleys Island and connects to Georgetown, 10 miles away, and Myrtle Beach, 28 miles away. Coast RTA also has a daily bus route between the two cities, making it simple for Pawleys Island locals to get to additional shopping and dining. For medical care, Tidelands Health covers most of the area. There is a large Tidelands hospital in Georgetown and a Tidelands Cardiology clinic on Pawleys Island.
