On the north end of Georgetown, Texas, “Berry Creek is a very well-established, traditional neighborhood,” says Realtor Russell Phillips with Tkerr Property Group. It’s home to Berry Creek Country Club, an esteemed golf course and social club sought by many Georgetown residents. For many buyers, Berry Creek’s picturesque lots are just the right size and price. “We have a lot of 1-acre-lot neighborhoods in Georgetown, and those tend to be higher priced,” Phillips says. “If you want a custom home, but you don’t want an acre to maintain, Berry Creek is a neighborhood where you can find some of that. It’s also an affordable place to get a lot that fronts the golf course, and we don’t see a lot of that in the affordable price ranges in Georgetown.”

“Berry Creek is an older neighborhood, but the lot sizes tend to be larger,” Phillips says. “In a lot of the newer production home neighborhoods, the lots are substantially smaller.” Most lots in Berry Creek are at least 7,000 square feet. New Traditional is the most common architectural style in the neighborhood, and most homes have brick or limestone exteriors. Mature trees provide plenty of shade, and many properties have pools. Most homes sell for prices between $280,000 and $900,000. Phillips warns buyers: “Different sections of Berry Creek have different monthly mandatory fees.” Some include a monthly deed fee that maintains Berry Creek Country Club. “The deed fee makes people scratch their heads a little bit,” he says. “You get a social membership to the club with that, but if you’re not a country club person, some people just resent the mandatory aspect of it.” Berry Creek has a 1 out of 10 CAP Index Crime Score, well below the national average of 4.

Career prep in Georgetown ISD

Georgetown Independent School District receives a B-plus grade from Niche. Berry Creek’s assigned schools are McCoy Elementary, Forbes Middle School and Georgetown High School, which receive a B-plus, a B and a B-plus, respectively. Georgetown High School has a Navy JROTC program and offers CTE courses in areas such as agriculture, engineering and health science.

Berry Creek Country Club and neighborhood playgrounds

Berry Creek Country Club sits central to the neighborhood, with a 115-acre golf course, tennis courts, a fitness center, a clubhouse and a swimming pool. The neighborhood also has two small parks: Berry Creek Park has a playground, a basketball court and lots of tall, shady trees, and Golden Bear Park is a smaller lot on a cul-de-sac with a grassy area and shaded playgrounds.

Grocery shopping, local restaurants and chains

For groceries, residents can shop at the Costco Wholesale 3 miles south or the H-E-B or Sprouts Farmers Market 4 miles southwest. Nearby local restaurants include Catfish Parlour, a casual seafood restaurant, Simmer Down Café, a brunch spot with a large patio, and Plaka Greek Café, a counter-service restaurant serving gyros and salads. All sit along nearby Williams Drive, as well as MasFaijtas Mexican Restaurant and Mariachis de Jalisco Mexican Restaurant, both family-owned establishments. Whataburger, Bush’s Fried Chicken and Taco Bell are a few of many chain restaurants in the area.

Commuting to Round Rock, Austin and Fort Hood

Berry Creek is located on the north end of Georgetown, 8 miles north of downtown Georgetown, 16 miles north of Round Rock and 34 miles north of Austin. The neighborhood also attracts buyers commuting to Fort Hood, 37 miles north. “Fort Hood is right up the road,” Phillips says. “We have some officers that don’t want to live in Killeen, and Berry Creek is a great neighborhood for them to leave Georgetown without much traffic and head to the fort.” Berry Creek’s closest medical center is St. David’s Georgetown Hospital, 8 miles south. When traveling out of town, residents can fly out of Austin-Bergstrom International Airport, 40 miles south.
