Westlake's high-end homes attract a long-term community

Westlake is a northern Georgetown neighborhood where locals tend to settle down, with higher-end properties that are more akin to forever homes than starter homes, according to Realtor Janet Hewlett. Locals appreciate highly rated schools, proximity to Georgetown Lake and a growing shopping and dining scene, while larger, wooded lots offer privacy from neighbors. "A lot of times with starter homes, they'll just stay two or three years and move. But here they're established — it's a home that people want to live for a long time, raise their children here, have some stability for a long period of time during their school years," says Hewlett, a longtime Georgetown resident and agent with Kuper Sotheby's International Realty who has been working in the area for 26 years. "So this is a neighborhood that provides that lifestyle that you don't want to leave right away. It's not a transition home or a move-up home."

New Traditional homes with luxury features on spacious wooded lots

Custom New Traditional homes line the winding streets, with price tags from about $950,000 to $1.4 million — falling well above the city median. Starting around 3,000 square feet, they often come with luxury interior features, such as gourmet kitchens. Wooded lots, usually between 1 and 2 acres, allow room for in-ground pools and covered patios, while tree cover provides privacy from neighbors. Front yards are often landscaped with decorative gravel beds and short, grassy lawns.

State-of-the-art career and technical facilities at Georgetown ISD

Georgetown Independent School District serves the area with highly-rated schools, such as Ford Elementary and Georgetown High, both earning B-plus grades from Niche, and Benold Middle, which gets an A-minus. High schoolers can participate in various extracurriculars and advanced classes, and pursue an endorsement in one of several pathways, including STEM, business and industry, public services, arts and humanities or multidisciplinary studies. Students can get hands-on training in these fields at the district's new Future Ready Complex. A new high school is slated to open near Westlake in 2028.

Boat ramps, campsites and trails along Georgetown Lake

Jim Hogg Park is a well-loved green space along the 1,200-acre Georgetown Lake, offering a boat ramp, fishing dock and campsites with RV hookups, restrooms and showers. Anglers may catch smallmouth and largemouth bass, white bass, flathead and channel catfish. Nearby Russell Park has a pebble beach, though swimming is not recommended, and covered picnic tables. Visitors need a day pass or camping reservation to enter the parks. Residents can also experience the area on the San Gabriel River Trail Goodwater Loop, a rugged, nearly 27-mile loop around the lake. Georgetown maintains 46 parks, a favorite being San Gabriel Park, which features a disc golf course, playscape, skate park and a splash pad.

Grocery stores, Southern fare and chains along Williams Drive

Randalls, Walgreens and H-E-B cover the necessities along Williams Drive, with new options coming to the Heirloom Georgetown mixed-use development, which will sit a few miles north. "Of course you've got the Randalls right up the street, but the new development . . . is just amazing. We're going to have Trader Joe's and Torchy's Tacos along with our wonderful H-E-B and retail that's out there." Whataburger, Starbucks and Subway are some familiar names along the corridor. Local standout Camp Briteside offers a Southern-inspired menu with items such as shrimp and grits and Nutella stuffed beignets, with outdoor picnic tables and lawn games. Georgetown's self-proclaimed "most beautiful town square in Texas" hosts clothing boutiques, gift shops and eateries.

Annual Poppy Festival paints Georgetown red

Georgetown celebrates the Red Poppy Festival each April, when the flower blooms throughout the city. Poppies first took root here when a World War I soldier sent seeds home during the war, and the Georgetown has since become the Red Poppy Capital of Texas. The festival features an artisan market, parade, live music and other flower-themed activities over its three-day run. It takes place in the town center, along with many other town traditions, including Second Saturday Market Days and the annual Lighting of the Square.

Cars are key and drivers navigate traffic

Residents mainly rely on cars to complete errands. The neighborhood sits about 9 miles north of downtown Georgetown via Williams Drive. Traffic is common as the city works to mitigate growing pains. Traditional bus routes aren't available here, but the city offers the limited GoGeo paratransit service. The Capital Area Rural Transportation System offers curb-to-curb rides and fixed routes to Austin. Austin-Bergstrom International Airport sits about 45 miles south, and travelers may avoid Interstate 35 traffic on the U.S. Route 183 toll road. St. David's Georgetown Hospital, about 10 miles south, offers comprehensive medical care, while clinics and urgent care centers may be available closer to home.

Georgetown saw major flooding in 2025 but protections are in place

Tornadoes are a reality in Texas, and Georgetown locals get advanced notice from siren alerts. The San Gabriel River and its tributaries are prone to flooding, and Georgetown experienced a major event in 2025. Most Westlake homes are outside of Fema Special Flood Hazard Areas, and Hewlett says dams help to prevent excessive water flow.
