Discovery District Park offers lighted sand volleyball and basketball courts, plus tennis and pickleball courts for residents to use. Fishing is also popular at the park’s stocked pond, and locals head to Crossroads District Park for the shaded play structure or concerts at the amphitheater. Residents can go hiking and ride their bikes or horses on 20 acres of trails at Zanjero Park, and pets can play at Cosmo Dog Park, which has an off-leash area for small and large dogs. For brunch, locals visit Egg N’ Joe. The restaurant has an outdoor patio popular when the weather is mild. Arriba Mexican Grill serves traditional dishes and large margaritas in a lively atmosphere with neon signs and brightly colored barstools. Grocery shopping is easy with Costco and Trader Joe’s, and for retail, the San Tan Village Mall has boutiques and national chains. The mall also has as a movie theater with all the latest releases.Townhouses and new single-family houses
Single-family homes are typically two-level Mediterranean builds from the early 2000s costing between $420,000 and $800,000. “With it being a newer community, a lot of the houses are in excellent shape,” says Igliane. “Many buyers are looking to settle down and raise a family in the area.” Houses sit on quiet residential roads with little traffic. Driveways provide private off-street parking, and wide sidewalks are good for exercise and dog walking. Traditional grass lawns exist even in this desert climate, although some properties have rock landscaping instead. Homes are close together, and lot sizes are under a quarter of an acre. San Tan Village also has a handful of townhouses, costing between $400,000 and $515,000. Kids head to the Gilbert Public School District, beginning at Spectrum Elementary. Spectrum earned an A-minus rating from Niche and has a 14-to-1 student-to-teacher ratio. South Valley Junior High is rated A grade by Niche and is considered one of the state's top middle schools. Teens attend the A-rated Campo Verde High School, built in 2009. Valley Metro buses provide transportation throughout Phoenix, and San Tan Village has plenty of stops. The Metro’s most frequent stops are along East Williams Field Road. Drivers can easily access Highway 202, which leads to Interstate 10 and Route 60. “In years past, people felt really isolated in San Tan Village and Gilbert as a whole,” says Cheryl Martin of RE/MAX Alliance Group, who has over two decades of experience in the area. “But now, with the extension of the 202 and Route 24, it’s an easy commute to Phoenix.”
