Suburban living in the hills of Glendale
Glenoaks Canyon — casually called Glenoaks — is one of Glendale's canyon communities. Buyers seek out Glenoaks because its uniform grassy lawns, sidewalks, community parks and schools offer a suburban environment that contrasts with the secluded lifestyle in the neighboring canyon community, Chevy Chase. "People who want more space would look in Chevy Chase, but people choose Glenoaks because it's more of a development," says Kimberly Burns Turner, a Chevy Chase resident and brokerage manager of Nourmand & Associates Hollywood Branch. "For example, the main reason a lot of people choose it is to be as close as possible to Glenoaks Elementary because it's in the neighborhood." Well-maintained schools and parks showcase the neighborhood's community spirit, as well as block parties, like Halloween on Hollister, that are made possible by the social suburban streetscape.
Homes in the canyon or with views in the hills
Most homes sit along East Glenoaks Boulevard and Hollister Terrace. Sidewalks on these main drives create a more walkable layout than the hilly side streets. 1920s Spanish Revivals, 1930s Tudor Revivals and 1970s ranch-style homes form the row of residences along these main drives. They sit close together but with spacious front and backyards under the cover of mature trees. These range from about $900,000 to $1.3 million, while those on spacious, more private lots in the hills can cost around $1.3 million to $1.5 million. At the top of the winding streets, large Spanish Revivals and 1960s midcentury moderns with panoramic canyon views can be found for $1.5 million to over $2 million.
Glenoaks Elementary in the neighborhood
Many people choose Glenoaks because Glenoaks Elementary, rated a B-plus by Niche, is in the neighborhood's west end. "The elementary school gets a ton of community support because people see it as an important part of the community," says Burns Turner. Glenoaks and the following schools are part of the Glendale Unified School District, graded an A overall. Students continue at Woodrow Wilson Middle, graded a B, and finish at Glendale High, which earns a B-plus.
Recreation space in Scholl Canyon and Glenoaks Park
Glenoaks has no shortage of recreation, with Scholl Canyon to the east. Lower Scholl Canyon Park is closest to the community at the bottom of the canyon and offers traditional playgrounds and recreation space. Folks can hike or drive up to the Scholl Canyon Ball Fields and Scholl Canyon Golf Course, a public course open to any golfer. The Glendale Tennis Academy is also on the property. Glenoaks Park provides walking paths, shady green space, tennis courts and a community clubhouse in the heart of the neighborhood.
Halloween on Hollister
Even though the neighborhood isn't centrally located, residents from all over the canyon celebrate Halloween on Hollister Terrace, one of the community's main drives. "Hollister is where everyone goes for Halloween," says Burns Turner. "Like people from Chevy Chase and Emerald Isle go to Hollister because it has the best trick-or-treating ever." Halloween on Hollister occurs every year on the big night. The community closes the street so people can mingle and enjoy the festivities.
Nearby shopping centers and dining in the city center
Groceries are a short drive outside the neighborhood. Eagle Rock Plaza has a Target about a mile down state Route 2. Down the street from the plaza, there's a Ralphs and Arko Foods International, a Filipino supermarket. Whole Foods and retail at the Glendale Fashion Center are a couple of miles west. Glendale's city center is about 3 miles from the Glenoaks. The city center's museums and theaters offer ample activity, and there are plenty of restaurants on Brand Boulevard and the adjacent blocks.
Short drive to hospitals and corporate offices in Glendale
Downtown Los Angeles is 10 miles south by taking state Route 2 down to Interstate 5. However, Glendale is home to many corporate offices, so residents often have a short commute to work. The city center is only a short drive, and Adventist Health Glendale sits on the neighborhood's west side. The Walt Disney Company's corporate campus and DreamWorks Animation are two of the most notable local employers. Glendale's public transit doesn't travel in Glenoaks Canyon, so most commuters drive. The Hollywood Burbank Airport, 10 miles northwest, is the nearest outlet for commercial flights.
Dealing with wildfires and flooding
Glenoaks Canyon, and the rest of Glendale, was between the Palisades, Sunset and Eaton Fires that devastated the Los Angeles area at the start of 2025. While the neighborhood was out of the burn path, it still experienced power outages from high winds caused by the fires. Still, this is a high-risk fire zone, so residents should have an established evacuation plan. Heavy rains can also cause issues in this canyon landscape, like flooding and mudslides. However, the amount of precipitation needed for this isn't common in the region. In contrast to these natural disasters, crime is not much of a concern. Glenoaks Canyon has a 1 out of 10 CAP Index Crime Score, compared to the U.S. average of 4 out of 10.
