Glenwood is a scenic community in the Verdugo foothills

Glenwood rests at the base of the Verdugo Mountains in northwest Glendale. Despite its proximity to Los Angeles and several Glendale attractions, the community has a relatively calm feel. Sidewalks line most streets, and independently owned bakeries, butcher shops and restaurants are a short distance from homes. Locals also have access to parks and nearby trails. “It’s a really traditional neighborhood,” says Chris Cragnotti, broker and owner of G&C Properties, who grew up in Glenwood. “People are out walking dogs and riding bikes.”

Historic homes and hillside views in Glenwood

In the late 1800s and early 1900s, the Glenwood area began to transition from farmland and orchards to a residential neighborhood. Today, many early 1900s houses remain, and architecture includes a mix of Tudor Revival, Mission Revival and Spanish-style designs. “They all work really well together,” Cragnotti says. Portions of the community are within designated historic districts, and in order to preserve the character of the districts, the city has developed design guidelines. Homeowners may need to consult the preservation commission before making exterior renovations.
The southern part of the neighborhood is relatively flat, but at the northern end, streets begin to slope upward toward the Verdugo Mountains, providing some homeowners with elevated views. Homes with less than 2,000 square feet of living space often sell between $690,000 and $1.85 million. Larger residences may start at around $1.15 million, but those with luxury features or more private hillside settings can reach $3.13 million. Condos and townhouses typically range from around $500,000 to $820,000.
The region is prone to wildfires and poor air quality, and people who live near Glenoaks Boulevard or other busy roads may experience noise pollution.

Dual-language immersion programs in Glendale’s schools

Children in Glenwood are served by the Glendale Unified School District, which gets an overall A from Niche. Families can apply for the district’s magnet schools and dual-language immersion programs, and admission is determined by an annual lottery. Elementary-aged kids can attend the B-plus-rated Balboa Elementary School, or they can apply to Mark Keppel Elementary School, an arts magnet school that is located in Glenwood. Keppel gets an A-minus rating, and in addition to its focus on the arts, it also offers a Korean dual-language immersion program. Eleanor J. Toll Middle School earns a B-plus, and it has several dual-language immersion programs, including Korean, Italian and Armenian. The A-minus-rated Herbert Hoover High offers elective languages and specialty pathways.

Lots of parks and trails around the neighborhood

Directly north of Glenwood is Brand Park, a 31-acre property with multiuse trails, sports facilities and a playground. At the heart of the park is Miradero, the historic home of Leslie C. Brand, which serves as an art center and library. Brand Park often hosts community events, such as summertime movie nights. Pelanconi and Fremont parks are both within the neighborhood. Pelanconi Park has a playground, picnic areas and athletic courts. Fremont Park reopened in October 2025 after a multimillion-dollar renovation, and it now features pickleball courts, a splash pad and an indoor community space. Locals can also visit kangaroos and Sumatran tigers at the Los Angeles Zoo, about 3 miles south.

Kenneth Village and Trader Joe’s are just a few blocks away

Kenneth Village is just west of Grandview Avenue. “It’s a very cute shopping center with a bakery, clothing stores and every kind of beauty salon,” Cragnotti says. Tables line the sidewalks beside Kenneth Village's cafes and restaurants, including Fourteen O’ Four, which serves upscale breakfast food and sandwiches. Legacy Boucherie on Glenoaks Boulevard is a specialty butcher shop that carries everything from dry-aged steaks to marinated quail, and Trader Joe’s is a couple of blocks east. The Americana at Brand shopping mall is less than 3 miles away, with upscale chain retail stores surrounding a park and fountain.

Close to Disney’s creative campus and the Ventura Freeway

Grandview Avenue and West Glenoaks Boulevard are the main thoroughfares, and the busy Golden State and Ventura freeways are about 1 mile south. Disney Grand Central Creative Campus and Warner Bros. Studios in Burbank are both within a 5-mile drive. Downtown LA is only about 10 miles away, but Cragnotti says that during rush hour, the commute generally takes 45 minutes or more.
Most people rely on cars for travel. Several bus lines, including the Glendale Beeline, come through the area, but stops are clustered at the southern end of the neighborhood. The closest Metrolink stations are in downtown Burbank and downtown Glendale, and both have limited parking. Providence Saint Joseph Medical Center is roughly 5 miles southwest, and Hollywood Burbank Airport is less than 10 miles west.
