Nestled in the Adirondacks with access to the Hudson River
On the southeastern edge of New York’s Adirondack Mountains is the small village of Glens Falls, which has a population of around 14,000. The town was named for the Hudson River's raging rapids on the south end of town. “It’s close to the Adirondacks and vacation spots Lake George, which can be appealing,” says Karen Heath, an 8-year associate broker with Tailored Real Estate Group. “[Also] affordable homes, and downtown has become a desirable place with restaurants and activities after the state revitalization initiative.” When locals aren’t exploring newly developed bars and diners downtown, they’re often hiking or skiing at several nearby resorts in the Adirondacks.
Only 20 minutes north of Glens Falls is the 32 mile long Lake George which is considered one of the cleanest lakes in the world.

Locals enjoy skiing at West Mountain or watersports on Lake George and the Hudson
West Mountain Ski Resort lies 5 miles from Glens Falls’ downtown area. The resort offers trails for day or night downhill skiing and snow tubing, while the Aerial Treetop Adventure rope course is a popular attraction in the warmer seasons. After a day on the slopes, folks can dine at West Mountain Bar & Eatery, which regularly hosts live music and is available for private events. Lake George is a popular destination for fishing, hiking and boating, just 12 miles north. The lake also features Million Dollar Beach, a sandy swimming area with lifeguards.
The Hudson River runs right through town. Small city parks include Haviland Cove Beach & Park, a small grassy beach on the Hudson River that's popular as a kayak and boat launch or a place to swim and skip rocks. Overlook Park above the Hudson offers access to the Glens Falls Feeder Canal Towpath, which runs 9 miles from Queensbury to the historic Fort Edward.
Glens Falls has four distinct seasons, with snowy winters and an average of 60 inches of snow annually. Homes built in the south end of town, close to the Feeder Canal, face a mild flood risk.
With a 1500 foot elevation you can easily stay in form while living in Glens Falls and skiing or shredding at West Mountain.
The Lake George area is a water-lovers oasis just 20 minutes from Glens Falls.

The newly developed downtown district brings folks together to dine
Glens Falls was one of the first of five New York communities to receive a $10 million grant from the state’s Downtown Revitalization Initiative in 2016, and the result has been several new restaurants, office spaces and housing units along main roads like Glen Street. “They're always working on it, but the restaurants are top-notch, and it’s a walkable area,” says Heath. “It wasn't like this 10 years ago.”
After having a Federal injection of reconstruction money we are seeing a great revitalization of Glen St with shops and restaurants to explore.

The Adirondack Balloon Festival draws crowds from around the county
The Adirondack Balloon Festival has been a community staple for over 50 years and regularly draws crowds of over 100,000 over four days in the fall. There is live music, food vendors and kid activities, and every day ends with dozens of hot air balloons taking flight over Glens Falls.
Folks in Glens Falls root for the Adirondack Thunder, a professional team in the East Coast Hockey League. Locals crowd Thunder home games at Cool Insuring Arena in downtown.
City schools within reach
Glens Falls City School District serves the area. Niche gives it a B rating and calls it the No. 3 best school district in Warren County. Just north of town is SUNY Adirondack, a community college with a student body of roughly 2,600 students.
Just ten minutes north you can attend a two year community college with oover 30 programs at SUNY Adirondack.
Glens Falls High School has a great 12 to 1 teacher student ratio and a B rating overall on Niche.

Glens Falls is an hour from Albany
Glens Falls Hospital is the largest private employer in Warren County, with 2,800 workers. Just north of town is Queensbury, the seat of Warren County, so residents can also quickly commute to local government jobs. “A lot of people commute to Albany from here; they usually work for the state. [Folks] also work south for the paper companies, and Queensbury has businesses where people work as well.” Glens Falls is about 52 miles from Albany along Interstate 87, making commutes around an hour or less. Trailways buses stop at main roads downtown and offer regional and inter-city transit to cities like Syracuse, Albany and New York City.
