A blend of old and new on the outskirts of Nashville
In Goodlettsville, Tennessee, antique stores selling Civil War-era memorabilia sit within a few miles of the RiverGate Shopping Mall, which spans over a million square feet. Midcentury cul-de-sacs are within walking distance of the Bowen House, one of the oldest structures in Middle Tennessee and downtown Nashville is less than 15 miles away along Interstate 65. Over the past 50 years, Goodlettsville has grown from a city of approximately 3,000 to one of more than 17,000, thanks in part to major employers like Dollar General, which established its headquarters here in 2000. Country music star Patsy Cline once called the area home and even hosted the likes of Johnny Cash and Loretta Lynn in her Nella Drive ranch-style house. Today, Goodlettsville has become a home base for modern-day music stars like Garth Brooks and others, who enjoy the city's proximity to Nashville. "Goodlettsville has grown leaps and bounds in a ten-year period," says Joe Groves, Realtor with Jim Brinkley Realtors. The coming years will see infrastructure improvements on Main Street, the addition of an all-inclusive playground in Peay Park and the construction of multi-purpose housing in former retail centers around the RiverGate Mall. Goodlettsville is a fast-growing suburb of one of the country's fastest-growing cities.

Dollar General, Tyson Foods and transit opportunities
In 2000, Dollar General established its corporate headquarters off I-65 in Goodlettsville and brought thousands of jobs to the area. The city is also home to major employers like the Tyson Foods plant and Associated Wholesale Grocers, which has a large distribution center off Tennessee State Route 174. In the 1970s, the RiverGate Mall became a focal point for Goodlettsville's economy, attracting out-of-town shoppers and bringing hundreds of retail jobs to Middle Tennessee. For other employment opportunities, it's also common for residents to commute into Nashville, a 15-mile drive that can take around 20 minutes depending on traffic via I-65. For those who prefer to avoid parking in the larger city, the WeGo bus 56 travels south from RiverGate Station toward Nashville's central station. That being said, public transportation within Goodlettsville is otherwise limited. While once traversed by stagecoaches in the late 1800s, the city's "Old Stone Bridge" is now a protected historic site, and today, cars take U.S. Route 31W toward Bowling Green instead. The nearest airport is Nashville International, less than 20 miles away and residents can access medical care at TriStar in Hendersonville or the TriStar Skyline in downtown Nashville.

RiverGate redevelopment plans
In 2020, the city passed a comprehensive development plan that will bring new life to the RiverGate area. The mall was listed for sale in 2024 and Roger McKinney of Benchmark Realty explains, "Shopping malls in the U.S. were a big thing several decades ago. Of course, that's changed in recent years, but [RiverGate] is going through renovations, repurposing and whatnot." For instance, there's a mixed-use housing development in the works — which will include multi-family homes as well as a hotel space on the former Macy's site.

A mix of multi-acre and 'postage stamp’-sized lots
"Interest rates are around the five-and-a-half or 7% range depending on how one qualifies for a loan," says McKinney, adding that the market is "still moving along pretty well in Goodlettsville." Part of the city is in Sumner County and part is in Davidson County. According to McKinney, prospective buyers will find a wide range of housing styles within the city, including everything from single-story brick homes built between the 1960s and '70s to late '90s and early 2000s New Traditionals donning steep gabled roofs. There are also several townhouse developments. "I sold a home to a couple looking to have 5 acres with a horse barn," says McKinney. "You'd think you'd have to go farther out for that, but there are some pockets of homes in Goodlettsville that have 3-, 4- or 5-acres of land." However, McKinney also explains that there are also smaller "postage stamp-sized" lots in Goodlettsville proper. The median price for a single-family home in the city is $430,000, which is slightly higher than the national single-family home price. Suburban streets are quiet with little thru traffic and crimes are concentrated in the city center and toward the eastern half of Goodlettsville. Rates of both violent and property crimes are lower than the Tennessee averages. However, the number of reported motor vehicle thefts is slightly higher than the national average.

Six public parks and a living history center
Goodlettsville has six parks ranging in size from just a few acres to nearly 150 acres. Moss-Wright Park is the city's largest and also home to Mansker's Station, a recreation of an 18th century log cabin fort, open for living history demos. There's also the restored Bowen Plantation House, one of Middle Tennessee's oldest brick structures. Surrounding courts and fields host youth sporting events and there are several reservable picnic shelters on the grounds. The Goodlettsville Fire Department's 'Kid's Christmas Charity' is working to build an all-accessible playground in Peay Park, while there are currently indoor recreational opportunities at the Delmas-Long Community Center. In 2023, a mural celebrating Goodlettsville's proximity to the music industry was painted on the side of this building. Other parks feature outdoor performance pavilions, splash pads, swimming pools and little free libraries for community building.

Main Street and RiverGate retail; annual festivities
Goodlettsville residents can enjoy a mix of antique malls, boutiques and small-town kitchens along Main Street while still being only a short drive away from big-box stores and fast-food chains in the RiverGate area or along Long Hollow Pike. On Thursday evenings between May and October, fresh groceries are sold at the Goodlettsville Farmers Market, held in the parking lot of the Goodlettsville Visitor’s Center. Most live music opportunities in Goodlettsville are held outdoors and during the summer months, for instance, families can head to the City Hall lawn for the Music on Main concert series. Other annual events include GOODFest in the Park in October — there's a DJ, bounce houses and candy trails — and a Yulefest around the holiday season. Locals can also attend blacksmithing, leatherworking and woodworking demonstrations during Heritage Days in April.

Students split between two school districts
Depending on their addresses, Goodlettsville students are divided between the Metropolitan Nashville School District, which earns an overall B-minus rating from Niche and the Sumner County School District, which earns an A-minus. Magnet school options include Head Magnet Middle School in Davidson County and Merrol Hyde Magnet School in Sumner. Regardless of district, the Historic Manker's Station Frontier Life Center is a popular field trip destination. There are adult education opportunities at the Goodlettsville Branch of the Nashville Public Library, where classes range from knitting and gentle yoga to 3D printing and children can participate in after-school book clubs or receive test prep help.
