Gorham blends campus life with family-friendly appeal
Sitting about 10 miles west of Portland, Gorham serves as a bedroom community to the larger city, but has plenty to offer if you choose to buy here. A small downtown and wooded parks and trails give the town its own brand of charm, it’s close enough to Sebago Lake to appeal to outdoor lovers, and families appreciate the highly rated public school district. Gorham is also home to the University of Southern Maine's peaceful residential campus.

A diverse housing mix with 1800s homes and new construction
You’ll find an eclectic blend of housing styles in Gorham. Some National homes date to the 1800s, while modern farmhouses were built as recently as 2025. Most properties are single-family homes, but there are some condos and townhouses in the mix, too. Manufactured homes and small ranch-style and Cape Cod houses sell for under $100,000 up to the mid-$200,000s. Most bigger homes sell from the lower $300,000s to the mid-$500,000s, but some luxury condos and sprawling farmhouses — both historic and contemporary — can fetch prices in the mid-$800,000s.

Spacious properties, a close-knit downtown and a 55-plus community
“You can be in a more dense neighborhood, or you could be in a more private neighborhood with more land around you,” says Davian Akers, a Realtor with Keller Williams Maine Realty who has six years of local experience. “South Gorham is closer to Scarborough, so you have that proximity to Scarborough that people like, and you’ll find bigger homes that have more land around them.” In contrast to that, houses are packed closely together around the downtown area, and the streets are more walkable, with sidewalks and access to amenities. Alternatively, Pheasant Knoll, a 55-plus community, has cottages and condos north of downtown.
Housing prices compared to Portland and nearby towns
With a median home sale price of around $560,000, Gorham is just a little bit more affordable than Portland, where the median is $575,000. But if you’re looking to buy a home outside the city, you’ll spend a lot less here than you would in nearby towns like Scarborough and Cape Elizabeth. Gorham is farther inland, so it doesn’t have the same coastal appeal as those places, but it’s still only about half an hour from the closest beach. Westbrook, just east of Gorham and west of Portland, offers another alternative and a substantially lower median home sale price of $425,000.
USM and highly rated schools give the community a boost
While many people definitely think of the university when they hear the name Gorham, the campus doesn’t define the town. “There are dorms there, so I guess it is kind of a college town,” Akers says. “You might experience a small uptick in business and activity” during the school year, he adds, “but I wouldn’t call it a college destination.”
Kids who are still too young for college can attend schools in the highly rated Gorham Public Schools district. Gorham High School offers an early college credit program in partnership with USM.

Main Street has groceries and other essentials
You’ll find the essentials around Main Street, including Hannaford supermarket and Plummer’s Hardware. Locally owned and regional chain restaurants like MK Kitchen, Gorham House of Pizza and Amato’s are tucked inside the brick buildings lining Main Street. Gorham has plenty of indoor and outdoor recreation
The Costello Sports Complex is part of the USM campus, but memberships are available to anyone who lives in the community. The fitness center was recently updated with state-of-the-art equipment, and an indoor track runs around multi-use courts at Costello Field House. If you’d rather get outside, there are plenty of parks and nature trails around, including:
Robie Park, where construction is underway on a new playground and splash pad
Lavoie Bike Park, a hot destination for mountain bikers
Gorham Skatepark, where skaters practice tricks on the ramps and rails
Cross Town Trail, an easy hiking path that follows old railroad tracks
Sebago Lake offers swimming, boating, fishing and camping about half an hour away. The lake's land reserve is open year-round, so it’s available for snowshoeing and ice fishing, too.

Gorham offers jobs in education and an easy commute to Portland
In terms of local employment, “the university definitely helps, and of course, Gorham’s own school system,” Akers says. But a lot of people commute. If you work in one of the cities nearby, here’s how long you can expect your one-way drive to take:
Westbrook — 10 minutes
Portland — 20 minutes
Biddeford — 30 minutes
The Husky Line bus runs from Gorham to Westbrook and Portland, but those trips will probably be about three times longer if you take the bus. The service is more convenient for people who commute to the USM campus from those other cities, not the other way around.
Gorham has a dependable public transportation system.
Gorham is a town in Cumberland County, about 10 miles east of Portland.
