About 4 miles northwest of downtown Columbus is the city of Grandview Heights, which originally was part of the Marble Cliff area to the west, the first suburb of Columbus in the 1800s. Today, Grandview Heights has become one of the more sought-after communities in the area. “When a home goes up for sale in Grandview Heights, competition is pretty fierce,” says Becky Warnement, a Realtor with Coldwell Banker Realty with almost 20 years of experience. “It’s a unique area because you have a small, hometown vibe that’s very close to downtown.” Add to that the appeal of an older home, which Grandview Heights has plenty of.

Quaint homes on shady streets
Most homes were built in the early to mid-20th century and can be Cape Cod, colonial revival or Craftsman. “The typical house will be two-story with a brick or stone exterior and overlapping wood planks, or clapboard style, in the front,” Warnement says. “Neighbors are close by. There’s not a lot of huge lots, but there are some.” Sidewalks are prominent on residential streets, usually under the cover of mature oak or elm trees. The price range of the homes in Grandview Heights is between $400,000 and $600,000, and the living space is between 1500 and 2500 square feet. Detached garages are typical of many older homes. Over the past 27 years, Bobbi has continually been a mulit-million dollar sales producer in Real Estate and in 2005, she recieved the Ohio Association of Realtor's President's Sales Club Award of Distinction for sales exceeding 2.5 million dollars and the 2006 Zanesville Board of Realtors Award of Excellance for sales exceeding 5 million dollars. Bobbi is married to Jim Lepi, who is the co-broker/owner of Lepi & Associates. They have three sons.
Bobbi says that she and Jim have built their business based on honesty and fairness and that she believes that today some of the main reasons that their business is so successful is that they try to be very "consumer friendly" and provide services and information and marketing strategy that suit the needs of today's sophisticated buyers and sellers.
"We tell our Sellers that marketing their home today is much more than just putting our sign in their yard", says Bobbi. "We do everything from staging the home with a professional decorator, virtual tours, offering discounted self-storage facilities, pre-qualifying buyers that go through their home and bringing them to closing with as few of obstacles as possible", Lepi continues. "As for buyers, we suggest that they prepare themselves, just as the Seller has prepared their home, by getting pre-qualified and/or pre-approved so that they put themselves in the best possible negotiating position when they do find the home of their dreams!"
"All of this takes time and dedication from a real estate agent and we believe that it is important that your real estate agent is a full-time Realtor that works every day on these types of issues so that when they are faced with an obstacle on your closing they know how to properly deal with the situation so that the client's best interest is served." summarizes Lepi.
