Located 12 miles south of Lebanon in the heart of the Dartmouth-Lake Sunapee region, Grantham blends tranquility and activity in the central-western part of New Hampshire. Eastman homes range from rustic retreats to golf course views

Most residences are part of the Eastman Community Association and many of them were built between the late 1980s and early 2000s, though rural retreats are peppered throughout the landscape. “Grantham started as a second-home market, and now it’s a higher percentage of year-round homes because of the high demand for Eastman,” Robinson says. Waterfront properties and spacious homes in the Eastman Golf Links are coveted residences in the community. Architectural styles throughout the town lean traditional New England, with rural cottages and contemporary mountain retreats common. Rustic elements are prominent throughout home styles, with details including large windows, timbering and farmhouse influences like barn silhouettes. Prices range greatly throughout Grantham, typically between $300,000 and $850,000, depending on location and square footage. Outliers with sprawling layouts and modern updates can fetch up to $1.5 million. Parcels of land within the community can also be purchased, providing opportunities for custom construction.

Four-season recreation includes golf, skiing and kayaking

Recreation is a focal point for residents within the Eastman Community Association. The community offers four-season recreational amenities, including pickleball and tennis courts, a fitness center and a pool. The 18-hole golf course is open to the public 7 days a week, and Eastman Pond’s wake-free waters and private beaches brim with activities such as kayaking, swimming and fishing. In the winter, residents can enjoy snowshoeing and skiing. Surrounding green spaces offer additional recreational opportunities. Plenty of hiking trails and areas put Grantham’s natural beauty on display, including Brookside Park and the nearby Grantham Town Forest.

Students often attend top-rated schools in nearby Lebanon

Robinson says that access to strong public schools is another draw for homebuyers here. Students may begin at the Grantham Village School, which serves prekindergarten through sixth grade and gets an A from Niche. With New Hampshire’s open enrollment, students have many local options for further education. Most kids continue to Lebanon Middle and Lebanon High School, both of which earn A-minus scores. Along with challenging academic programs like AP classes and STEM internships, Lebanon High School also offers a high-performing athletics program with teams like basketball, cross country and lacrosse.

Grantham has a few essentials, but Lebanon fills the gaps

Due to Grantham’s rural setting, locals mostly go into nearby Lebanon for errands and shopping. Rum Brook Market & Deli fulfills essentials in town, but big-box retailers and national grocers like Hannaford and Walmart are about 12 miles north. For dining, Helen’s Place offers an unfussy atmosphere for diner favorites, and Dunkin’ offers a convenient option off Interstate 89. More local establishments in Lebanon include staples like Lucky’s Coffee Garage and Salt Hill Pub.

Community events foster connection across all age groups

The Eastman community has a robust social calendar to keep residents of all ages engaged and to help foster a tight-knit feel. Weekly events include bridge games on Tuesdays at the Eastman Center, while seasonal events include the Eastman Charitable Foundation Golf Tournament every September. The Center also hosts performances, movie nights and more. Apart from the organized events at Eastman Community Association, Grantham also hosts various seasonal events, including trick-or-treating for kids and winter holiday celebrations.

Interstate 89 connects Grantham to nearby towns and cities

Interstate 89 bisects the town and serves as the primary route for accessing surrounding parts of New Hampshire. Limited public transportation exists in the Upper Valley; however, Advance Transit provides fare-free public bus services in Lebanon and neighboring Hanover. Amtrak’s Vermonter line stops in nearby Claremont. Boston Logan International Airport is about 112 miles away.
