A lake and trails help Adams Farm retain its rustic feel
Agricultural fields and forests have made way for Adams Farm, a growing master-planned community just outside of Interstate 73. “Adams Farm was built as an affordable housing solution on the southwest side of Greensboro,” says John Nosek, Realtor with Berkshire Hathaway, who has been selling homes in the Piedmont Triad for 8 years. “They cleared everything and built a series of homes with similar floor plans on sub-quarter-acre acre lots. The suburb is popular with trades workers, first-time homebuyers and residents looking for a multicultural community, as the area has attracted a lot of ethnic minorities.”
But this master-planned community differs from others, relying less on extravagant community amenities and more on the rustic charm of outer Greensboro. “Adams Farm is a big umbrella of subdivisions that follow Adams Farm Parkway,” says Rober Canner, a long-time Gate City resident and Robert Canner Real Estate owner. “The neighborhood features a network of trails for walkers and cyclists and a dynamic topography, with rolling hills.” Some trails wrap around scenic Adams Lake, which is popular for fishing and birdwatching. “Wherever in Greensboro you’re thinking of moving to, Adams Farm is worth touring to take a look at that kind of laidback suburban lifestyle,” Canner says.

Late 20th century homes beginning to receive renovations
The neighborhood was constructed in the late 1980s and early ‘90s to accommodate Greensboro’s growing suburban population. “As the first batch of residents moved out, many decided they’d rather keep their homes than sell them, and they turned them into rentals,” Nosek says. Plenty are still available for ownership. Most homes follow Colonial Revival and New Traditional designs, with the occasional Cape Cod. “Most homes tend to have vinyl or Masonite siding, and some have brick siding on the front, which is a cost-effective way of making a house look nicer,” Nosek says. Many builds follow the same floor plans, though occasional custom builds exist.
The median lot size stands just under 9,000 square feet. Most subdivisions branch off Adams Farm Parkway, streets ending in a cul-de-sac. Homes typically sell for between $200,000 and $450,000. However, buyers should note that homes priced on the lower side may need repairs. “Most homes have had a roof replacement done since they’ve been built, but some are already due for a second replacement,” Nosek says. “Other homes have 30-plus-year-old windows which need to be replaced.” Homes overlooking Adams Lake cost up to $500,000 and are at low flood risk, thanks to efficient drainage systems. Townhouses sit on the neighborhood's southeast corner, going from $190,000 to $300,000. Additionally, homeowners must pay monthly HOA fees.

Walking along Adams Lake, cooling off at High Point City Lake Park
A few community amenities, such as a pool and racket ball courts, are located off Adams Farm Parkway in the heart of the suburb. Aside from a brief window in 2024, the pool has been closed since 2020 for repairs. The community’s tennis courts are in the process of being converted to pickleball courts. Adams Lake is popular for fishing, and many residents cast lines from a small red pier by the pool or beneath the many patches of trees surrounding the 17-acre body of water. A 5-mile network of paved trails weaves through the community, with several trailheads by the lake. Great blue herons, red-tailed hawks, painted turtles and deer routinely visit the trails and lake. Griffin Recreation Center sits just northwest of s the community. The center features a gym, fitness center, playground, leash-free dog park and a meeting room for private events. The facility also offers an after-school program for 5-12-year-old children and a youth basketball team during the winter. High Point City Lake Park is about 5 miles southwest of the neighborhood. The park’s 50-meter pool was formerly the largest in the southeast. A lazy river, splash pad and water slide were recently added to the park’s aquatic center. Residents can launch their boats into High Point Lake at the park’s boat ramp; rent canoes, kayaks or paddleboats at the park’s marina; or take a boat tour of the lake. A miniature train carries residents on a slow ride through the park while the carousel spins children in circles.

Traveling abroad with Ragsdale High
Pilot Elementary is located within a 2-mile drive of most homes. The school receives an overall B from Niche. Jamestown Middle and Ragsdale High get a B-minus and a B-plus, respectively. Through the Council on International Educational Exchange program, high school students can spend three to four weeks of summer abroad studying languages, global entrepreneurship and other fields. Destinations alumni have visited through the program include Shanghai, China; Guanajuato, Mexico; and Berlin, Germany. High Point University sits 8 miles southwest of the neighborhood.

A neighborhood yard sale and a color run
The Adams Farm Community-Wide Yard Sale takes place on the third Saturday of each July, with participants selling secondhand goods on their front lawns. Every April, runners and walkers rock their tie-dye shirts for the Adams Farm 5K Color Run/Walk. The HOA’s annual membership meeting is another opportunity for neighbors to get to know each other and voice any questions or concerns.
Close to Interstate 73 and between Greensboro and High Point
Traffic is relatively light in the area, but it can pick up on larger roads like Mackay and Adams Farm Parkway during rush hour. Entrance and exit ramps to Interstate 73 are within 3 miles of most homes. This highway forms the southwestern corner of the Greensboro Urban Loop, a 40-mile beltway that encircles the city. I-73 leads north to Interstate 840, which is the northern half of the beltway. Piedmont Triad International Airport sits 12 miles north of the neighborhood. Downtown Greensboro and Downtown High Point are both about 10 miles away.

Adams Farm shopping center is located at the intersection of Mackay Road and West Gate City Boulevard, home to a Harris Teeter, Lidl, a local pharmacy and a few restaurants.
