Sedgefield Lakes homes are primarily from the 1950s through the late 1970s. Most are ranch-style, but split-levels, Cape Cods and contemporary designs are mixed in. These properties rest along and off Woodlyn Way, a narrow, winding two-lane road looping around the neighborhood’s three lakes. Living space is roomy, averaging over 2,100 square feet, compared to the national average of 1,928 square feet. Yards are also spacious, often over an acre, and surrounded by towering trees. Homes sit back from the street with manicured front lawns decorated with garden beds and leafy shrubs. Some properties come with lake views, while waterfront homes feature private docks. "The lake is a nice aspect of the neighborhood. My in-laws live on the lake, so we use it all the time," Cecil says. Most homes cost between $275,000 and $450,000.Sedgefield Lakes has a voluntary neighborhood association called SELCO. Homeowners have to opt into the organization if they want to use community amenities like the lakes, tennis courts and the playground. While the lakes don’t pose a flood risk, FEMA flood maps indicate that some properties along Bull Run sit in a special flood hazard area. Also, properties that back up to Interstate 73 can have highway noise.

Recreation here centers around the neighborhood’s namesake lake. It’s steps away for a quiet morning of fishing or a thrilling afternoon of tubing, water skiing and swimming. Members of SELCO get access to the community beach, where they can sunbathe, host a picnic in the shelter and reserve the lakeside tennis and pickleball courts. Tucked in the woods off Hilltop Road, Marylene F. Griffin Community Park and Recreation Center sits less than two miles away for workouts and trips to the dog park. Long hikes in the woods can start at the 200-acre Gibson Park, roughly 5 miles west. The park has an entrance to the Bicentennial Greenway, which flows south through the forest for miles, passing through regional recreation destinations such as Jamestown Park and High Point Lake. From friendly picnics to competitive fishing, neighbors in Sedgefield Lakes get together several times a year for community events put on by SELCO, the volunteer neighborhood association. One of the biggest events is the annual Holiday Boat Parade. Sedgefield Lakes may be a quiet community, but it rests less than 3 miles south of the bustling Wendover Place shopping center. “It’s super busy,” says Angela Moran, a Realtor with United Realty Group who’s lived in the Greensboro area since 2010. “It’s along the car dealership, Costco, Rooms to Go strip. It’s where you can find all of the big box stores. You’ve got your Target, Marshalls and Kohl’s.” Local restaurants mix with chains in this retail corridor. La Fiesta Mexican Restaurant, serving Greensboro since 1993, is the no-frills spot for authentic cuisine, from enchiladas supreme to pollo con crema. Longtime staple Elizabeth’s Pizza serves classic pies and Italian favorites like Chicken Parmigiana. Several grocery stores, including Lowes Foods and Harris Teeter, are in the area. Four Seasons Town Centre is about a 4-mile drive east for name-brand and department store shopping.Lucy Ragsdale High students can travel abroad
Pilot Elementary, Jamestown Middle and Lucy Ragsdale High are the assigned schools for most of the neighborhood. Pilot Elementary, earning an overall B rating from Niche, sits just south of Sedgefield Lakes. It offers ACES, an after-school program where students learn about 10 different states throughout the year and participate in STEAM-related activities as well as service projects. Jamestown Middle receives a B-minus. The school features a house system designed to connect students across grade levels and develop a sense of camaraderie. Houses are named Magellan, Twain, Carver and Thames, each with its own mascot, motto and colors. The B-plus-rated Lucy Ragsdale High offers a summer study abroad program where students can study subjects such as international relations, language, arts and science in one of 30 countries. The northernmost portion of the neighborhood is zoned for Edwin A. Alderman Elementary, receiving a B-minus, and Western Guilford Middle and Western Guilford High, both with a B rating. Guilford County Schools offers school choice, and the district features 48 Choice schools.The neighborhood is near several private schools, including Shining Light Academy, a B-rated Christian school offering prekindergarten through 12th grades, and The Covenant School, an unrated Chrisitan University-Model school. The private Guilford College is less than six miles north of Sedgefield Lakes. The larger University of North Carolina Greensboro is roughly 6 miles east.
Quick access to Interstate 40, North Carolina’s mountain-to-sea route
Several highways and main roads are just outside the neighborhood, making for straightforward commutes into Downtown Greensboro, about 8 ½ miles away. “You’re right off I-73, which gives you easy access to go down to Raleigh or cut over to Charlotte. Also, you’re right off I-40, which goes from the coast to the mountains,” Moran says. The Greensboro Urban Loop is close by to catch flights at Piedmont Triad International Airport. While no Greensboro Transit Agency buses pass through the neighborhood, stops are available in Wendover Place.
