Its proximity to larger towns like Milford provides access to amenities like additional shopping and dining, and growth in these neighboring towns has caused some growth in Greenwood. “Greenwood is kind of overlooked because of its size, but it’s a really nice community,” says Dustin Parker, resident and Realtor with The Parker Group. “I can imagine that over the next 10 years, more people will see this, and we’ll have some more growth. We really like living here.”

New construction and acreage properties

Most listings in Greenwood are newly constructed or to-be-built single-family homes, typically designed in new traditional styles. The neighborhood also has older ranch-style, bi-level and Cape Cod homes, as well as land listings for those looking to build. Buyers in Greenwood can often find acreage properties, attracting those who value privacy and building opportunities. “I live on 24 acres in the woods,” Parker says. “We built a house, and it’s nice and quiet with plenty of peace and privacy.” The neighborhood’s newer homes range in price from around $300,000 to $700,000, while pre-2000 properties typically cost between $100,000 and $400,000. Living on the Delaware side of the Maryland border, to the west of Greenwood, also attracts buyers: “Greenwood borders the state of Maryland, and our property taxes and cost of living are cheaper than Maryland,” Parker says. “Buyers will cross the line just to get into Delaware.”

Woodbridge School District and Greenwood Mennonite School

Students in Greenwood can attend schools in Woodbridge School District, which gets an overall B-minus rating from Niche. They can start with preschool through second grade at the A-rated Woodbridge Early Childhood Education Center, which ranks on Niche as the thirteenth best public elementary school in Delaware. In 2022, Woodbridge Early Childhood Education Center was the only school in Delaware to be named an ESEA National Distinguished School, a title awarded for the school’s commitment to investing in English proficiency programs, such as growing its Multi-Language Learner staff. After Woodbridge Early Childhood Education Center, students can continue to the B-rated Phillis Wheatley Elementary School, the B-minus-rated Woodbridge Middle School and the C-plus-rated Woodbridge High School. Woodbridge is also home to Greenwood Mennonite School, a private Christian school for preschool through high school students.

Newton Pond is a public fishing hole with docks and a boat ramp for kayaks and canoes. Shopping and dining in Greenwood, Harrington and Milford

“Greenwood has a great little coffee shop downtown, some little restaurants, annual festivals and traditions,” Parker says. “There’s a big Christmas parade every year, lots of farms and a great famous ice cream shop.” Greenwood is 9 miles from Harrington, which has additional restaurants and grocery stores, and 12 miles from Milford. “It’s just a short distance to Milford, which is bigger than Greenwood and has more restaurants, gyms, barber shops and grocery stores,” Parker says.

Between Salisbury and Dover

Greenwood is located in Sussex County, Delaware, 25 miles south of Dover and 32 miles north of Salisbury. “Greenwood’s geographically pretty large,” Parker says. “I live in Greenwood and have friends who live in the same zip code that it takes 30 minutes to drive to them.” Despite Greenwood’s size, Parker finds it easy to get to surrounding towns to access additional amenities and resources. “It’s easy for me to hop on Route 1, which is the main artery through the area, and I can get to Wilmington in about an hour and beaches in 25 minutes or so,” he says. “Even though I’m in the middle of nowhere, I can still get to bigger, more interesting areas.” The closest hospital to Greenwood is TidalHealth Nanticoke, 12 miles south. Thirty-six miles south, Salisbury Regional Airport offers daily flights to U.S. and international destinations.
