An outdoorsy community in the hills of Southwest Gresham
Hillside homes populate Gresham’s Southwest neighborhood, where creeks, forested trails and open green spaces invite nature lovers of all stripes. “People love that area. It goes along the Springwater trail, there’s Powell Butte, Gresham Butte,” says Greg Walczyk, principal owner and broker of Walczyk & Associates Realty. Walczyk has lived and worked in the Gresham area for 25 years and has watched the city grow. “Southwest is where a lot of the new construction is happening.” Just a few miles from downtown, the area is coveted for its natural environment, well-regarded schools and pockets of relatively affordable recent builds.

New construction near Kelley Creek
Split-level and ranch-style builds from the 1970s to the 90s adorn the Southwest hills, with multi-car driveways and backyards large enough for play equipment and, in some cases, a pool. New construction tends to be tightly packed just north of Kelley Creek. Though these New Traditional homes sit closer together, they often have four or five bedrooms. These developments have pristine landscaping and fresh sidewalks connecting residents to pocket playgrounds and parks. This new construction is part of a Gresham boom Walczyk has noticed within the past five years, which he attributes to people moving out of Portland proper. “Those people are not moving out of the state. Where they’re going is to the suburbs,” he says. “Your bang for your buck is amazing out here. And once people come out here and experience it, they’re bringing their friends. I think that’s what’s helping us grow so quickly.” Homes in need of some updating start around $350,000, with most move-in ready builds falling between $500 and $650,000.

Upgrades to Centennial schools
Butler Creek Elementary sits within walking distance of many homes and earns a B from Niche. Seventh graders head north to Centennial Middle, then move on to Centennial High, which also have B ratings. The high school recently received upgrades to its athletic facilities, including a new all-weather turf football field and a resurfaced track.

Trails connect to the Springwater Corridor
Butler Creek Park is a central meeting space within the neighborhood, with a large reservoir, athletic fields, a playground and forested trails connecting to the Springwater Corridor. The Springwater Corridor is a popular hiking and cycling trail that follows an old rail line between Portland and Boring and runs along the northern edge of Southwest Gresham. Those looking for unstructured play can head to Jenne Butte Park, an undeveloped stretch of green with shaded trails leading to hilltop views of Gresham and Mount Hood.

Diverse cuisine along Powell Boulevard
Southwest Highland Drive leads to shopping and dining along Powell Boulevard. Locals can grab a burger and a pint made onsite at McMenamins’ Highland Pub. Like every installation of the regional chain, this McMenamins offers a funky vibe with eclectic décor. The shopping center is also home to popular Japanese restaurant Yami Sushi & Teriyaki and a Safeway grocery store. Residents can easily reach beloved eateries and diverse entertainment in downtown Gresham, or head into Happy Valley for “sparkly new restaurants,” according to Walczyk.

A short drive to downtown Gresham
The neighborhood’s cul-de-sacs and sloping streets do not lend themselves to robust public transportation. As such, residents primarily rely on cars to get around town or reach Portland about 15 miles away, accessible via Powell. Towle Avenue, Pleasant View Drive and Highland Drive connect the neighborhood with amenities in downtown Gresham.

Locals speak up at the Southwest Neighborhood Association
The Southwest Neighborhood Association meets several times a year to discuss local concerns and citywide plans. The association plans community events as well, typically held at Butler Creek Park. Residents are only a few miles from Halloween festivities, annual parades and arts festivals in downtown Gresham.
