Biloxi River Estates offers new homes and proximity to major highways

Biloxi River Estates is a rural neighborhood in northern Gulfport undergoing a residential makeover. The river forms the eastern border of the community, which still offers a quiet country setting, where Biloxi River Baptist Church is one of the few non-residential buildings. However, the space between homes on the community’s narrow country roads is filling up with new model homes. “I was working for Elliott Homes when they really started building up the community in September of ’23,” says Brennan Lee, who remains involved in selling homes there as a Realtor for Century 21 J. Carter & Company. “What’s great about the new homes is that they appeal to a lot of different people. The largest portion is for workforce housing – military and nursing – but they are also good for young couples just starting out, and elderly people looking to downsize. They are perfect for everyone.”

New model homes are transforming the neighborhood

Manufactured homes and a variety of ranch-style homes are common, which makes the contemporary homes stand out even more. The new two- and three-bedroom homes come in single-story and multi-level options with paved driveways. Larger homes are more common on the outskirts of the neighborhood, including homes along the river. Homes are typically priced from under $100,000 to about $250,000, with the new homes falling within that range. Acreage homes can sell for $300,000-plus. “You get affordable access to the Gulf Coast and all its amenities,” Lee says. Flooding is not a factor for most residents, but wind damage can be a significant risk during hurricane season. Otherwise, summers are hot and humid, and winters are mild.

Appealing access to major highways, regional attractions

While the neighborhood offers residential seclusion, it’s not as far off the beaten path as it feels. “One of the things I like about this area, specifically, is that you have convenient access to U.S. Route 49, as well as the interstate,” Lee says. “From the community, it only takes about 5 minutes to get to I-10.” There are multiple ways to get to the heart of coastal downtown Gulfport, about 10 miles away. Neighboring Biloxi, about 15 miles away, is easily accessible via I-10. The coastal towns are the heart of the region’s tourist economy. “There’s a lot of nightlife,” Lee says. “There are casinos and other tourist attractions. The Mississippi Aquarium just opened five years ago. There's a lot going on." Gulfport’s Naval Construction Battalion Center, better known as the “Seabee Base,” and Biloxi’s Keesler Air Force Base are located along the coast. Singing River Gulfport is conveniently located about 5 miles from the community, and Memorial Health operates hospitals in both cities. The Gulfport-Biloxi International Airport is about a 10-mile drive from the community.

Residents enjoy access to river, lakes and coastal beaches

Residents can float and fish the river, and nearby coastal lakes provide additional rural recreation. The river eventually flows into the nearby Gulf, which is a haven for outdoors enthusiasts. “You can take the 49 South exit off the interstate straight to the beach in 10 to 15 minutes,” Lee says. Grand Bear Golf Club has carved out a highly rated, resort-style course in the woods just north of the neighborhood. It has been rated among the top public layouts in the country.

Above-average elementary school is just outside the neighborhood

Younger students can attend classes just outside the neighborhood at River Oaks Elementary School, B-rated by Niche. From there, students move to North Gulfport Elementary & Middle School, rated B-minus, for seventh and eighth grades. Older students can attend Harrison Central High School, also B-rated. The high school features a Junior ROTC department.

Stores, restaurants concentrated near U.S. 49/I-10 interchange

A Dollar General is the neighborhood’s only shopping option. There are some dining options nearby along Dedeaux Road, but outlet shops, big-box retailers and restaurants are concentrated around the I-10/U.S. 49 interchange about 8 miles away. Boutique shops and a wider variety of restaurants can be found in downtown Gulfport.
