Gaston Point offers quick commutes to big Gulfport employers
Gaston Point is sought-after for its location, close to top Gulfport employers like Memorial Hospital and Naval Construction Battalion Center, home of the Atlantic Fleet Seabees. The neighborhood is also only a couple miles west of major employers downtown, including the Island View Casino Resort and the Port of Gulfport.
More than half of residents rent, rather than own their homes here, but most folks are year-rounders as opposed to vacationers. “There’s a mix of second homes, vacation homes and full-timers in Gulfport. Pretty much anything close to the beach is going to be upscale, expensive, vacation-home neighborhoods. This area is more full-time, working-class families and people who want to invest in long-term rentals,” says Realtor Sarah Craddock of Blackwater Realty, who has over five years of experience.
Cottages and ranch-style homes sell for under the Gulfport median
Scrub palms, loblolly pines and live oaks draped with Spanish moss favor the sandy soil here, dappling the closely spaced cottages and ranch-style homes in shade. Aluminum carports are common, as are chain-link fences covered in honeysuckle and ivy. Prices start close to $35,000 and rise to nearly $180,000. The top end of the spectrum is lower than the city’s median sale price of $258,000.
Winters are mild; summers are hot and humid. While Gaston Point is vulnerable to high water and wind damage during hurricane season, it’s typically less flood-prone than Gulfport’s coastal neighborhoods. “We haven’t gotten a severe direct hit from a hurricane in years, not since Katrina,” Craddock says, referring to the Category 3 hurricane that hit Mississippi’s Gulf Coast in August 2005.
A-rated Gulfport High offers career readiness programs
Gulfport School District, which gets an A from Niche, allows controlled open enrollment. Gaston Point is zoned for B-plus-rated West Elementary, B-rated Gulfport Central Middle and A-rated Gulfport High. The high school offers several career readiness programs, including the Ingalls Shipbuilding Academy. Dual enrollment classes at Mississippi Gulf Coast Community College are also available. The University of Southern Mississippi’s Gulf Park Campus, within a few miles of most homes, offers undergraduate, graduate and doctoral degree programs in over 50 different fields.

The Gaston Point Recreation Center & Gym has indoor and outdoor recreational amenities, including a fitness center, a gymnasium, a baseball field, a playground and a splash pad. Westside Park, closer to the coast, features a splash pad, playgrounds and a lighted walking track. It’s across Beach Boulevard from the white-sand waterfront and the Libby Milner Roland Municipal Pier. Attractions like Gulfport Beach and Jones Park, which hosts the city’s annual Harbour Lights Winter Festival, are within 3 miles of most homes.
Shopping/dining options on Railroad Street, in downtown Gulfport
Shopping and dining options are scattered along East Railroad Street, overlooking the train tracks. There’s a Dollar General near the corner of East Railroad and Wright Avenue, close to Trax Bar & Grill, a casual eatery known for live music, karaoke and comedy shows. For groceries, there’s an Aldi in Long Beach. Military service members and other authorized personnel can pick up groceries and other essentials at the Navy Exchange and Commissary on base. Gulfport’s vibrant downtown dining scene, with longstanding local favorites like Half Shell Oyster House and Tony’s Brick Oven Pizzeria, is just a few miles away.
Quick access to bus routes, highways and Gulfport-Biloxi International
Coast Transit Authority provides bus service to the area, with stops at Memorial Hospital, the Gulfport Transit Center, Jones Park and more. The Amtrak train station downtown, within a couple miles of most homes, is about a 10-minute drive without traffic on 15th Street. Beach Boulevard, also known as U.S. Route 90, follows the coast east toward Biloxi and west toward Louisiana. The Gulfport-Biloxi International Airport is within about 5 miles of most homes, close to the Interstate 10-U.S. Route 49 interchange.
