West Beach offers beachside views and access to downtown Gulfport
Located along the shores of the Gulf, the West Beach neighborhood gives buyers direct access to plenty of single-family homes and condos near downtown Gulfport. Residents can access the public beaches as well as events at the Island View Casino and in downtown Gulfport. Buyers can also find various home styles with plenty of space and condos. “Most of that area is [on] higher ground, so the elevation is good, and that’s why it's growing back,” says Randy Richardson, a broker associate with Century 21 J. Carter & Company, who was also born and raised in Gulfport. “There's a lot of development down there. You're buying a property within a rock's throw of the Gulf [and] views for less than a million dollars. Just having that accessibility is the biggest draw.”
Various housing styles attract full-time residents and vacationers
Cottages, ranch-styles and bungalows can range from $100,000 to $300,000. Raised New Traditionals and stilt homes typically run between $500,000 and $950,000. Prices can depend on factors such as location, size and condition. Condos are also available.
“It’s a nice older neighborhood, but [it’s] still in good shape,” says Bill Lawler, a Realtor with Century 21 Busch Realty Group, who has been selling in the area for 11 years. “People, when they come on vacation, they want to be close to the beach and that’s why homes are selling down there.” Lawler also noted that West Beach has attracted a “healthy mix” of permanent residents and vacationers.
Homes are typically on gridded streets with larger lots. Decorative palm trees and live oaks can accent lawns. Richardson notes that HOA activity is low, but homeowners must follow rules and covenants set by the city.
Beaches and downtown Gulfport's entertainment is nearby
The neighborhood has miles of public white-sand beach, with dozens of entrances across U.S. Highway 90. West Side Park features a splash pad, playgrounds and walking paths. Preservation Oaks Park also has walking paths and beach access.
The Island View Casino Resort is adjacent to the community and offers gambling, live music and restaurants.
Downtown Gulfport, adjacent to West Beach, has multiple attractions, including the Mississippi Aquarium and Fishbone Alley, which feature several public art installations. Downtown also hosts several annual events, including the Gulfport Harbor Lights Winter Festival.
Higher-rated public schools nearby
Students can start at West Elementary, rated B-plus on Niche, and continue to B-graded Gulfport Central Middle School. Gulfport High School earns an A and offers marine biology and zoology classes.
Dining and shopping in downtown; more option in Long Beach
Downtown Gulfport features a mix of chain and local restaurants. The Siren Social Club is a higher-end location offering seafood, pasta dishes, and salads. Los Kioskos serves Colombian dishes. Downtown Bistro offers sandwiches, tacos, and cocktails.
Downtown has several boutique shops and a farmers’ market from March to October. Smaller convenience stores are north of the neighborhood on Broad Avenue. Grocery and big-box stores are outside West Beach, with a Walmart and Froogel’s located in Long Beach.
Flooding and storm risk in West Beach
According to Federal Emergency Management Agency maps, West Beach faces a risk of flooding, especially for properties closer to the water. Hurricanes and severe storms can be present in Gulfport, with major storms historically impacting the area. A train line also runs along the neighborhood's northern edge, causing noise.
Amtrak service, highways and airport connections nearby
Amtrak service to New Orleans and Mobile, Alabama, starts in August 2025. U.S. 90 runs along the coastline, connecting West Beach to downtown and other coastal cities such as Biloxi. The entrances to Interstate 10 are north along U.S. 49 or Canal Road. The Gulfport-Biloxi International Airport is 7 miles northeast. Memorial Hospital is 1 mile north of the community on 13th Street.
