Heber-Overgaard offers peaceful outdoor living by the Apache-Sitgreaves National Forest
Heber-Overgaard is a small community in Navajo County, northern Arizona. Once a farming community, the area today has a population of about 3,000, and much of the local economy is supported by tourists, who are drawn by the nearby national parks. “It’s a tourist town, and we have lots of second-home buyers and retirement folks,” says Dawna Ruiz, who is a Realtor at West USA Realty with over 10 years of experience. “It’s a peaceful, neighborly community with mom and pop stores, lots of walking and riding trails, and it’s close to many lakes.”
Eclectic single-family homes in Heber-Overgaard
Homes in Heber-Overgaard are spread apart and tucked in the woods. Built from the 1950s onward, many have elevated foundations and are perched on hillsides. Some properties come with acres of land, and many residents can see wildlife in their yards. Smaller log cabins and properties that need remodeling may list between $130,000 and $270,000. Ranch-style homes, farmhouses, cottages and larger cabins can go from $300,000 to $800,000. Sprawling French-inspired provincial cottages built in the 2000s can go for over $1 million. Manufactured homes can sell from $110,000 to about $360,000, and bigger units with large parcels of land can reach approximately $450,000. “We are in the forest, so we do have wildfires,” Ruiz says. Homeowners may be advised to purchase home insurance to protect their properties from natural disasters.
Community parks, sports fields and outdoor areas in the community
The area has sports fields and a 40-acre community park, and is surrounded by many outdoor areas. Heber-Overgaard Park, also known as Tall Timbers County Park, features a court for pickleball and volleyball, an 18-hole disc golf course, a playground and a 13-mile trail for biking and hiking. The Mogollon Rim is south of the community, offering opportunities for water sports and camping. The Apache-Sitgreaves National Forests is just east of the community, with 24 lakes and over 400 miles of streams for fishing and boating. Hunting is also permitted in parts of the forest.
Heber-Overgaard Unified School District offers primary and secondary education
The community is served by Heber-Overgaard Unified School District. Mountain Meadows Primary School serves students from prekindergarten through third grade and has a B-plus grade from Niche. Capps Middle School teaches grades four to six, and Mogollon Junior High School enrolls seventh and eighth graders. Both schools get an A-minus. Mogollon High School has a B and offers dual-enrollment courses and vocational programs.
Local shops and restaurants dot the area's main thoroughfare
Restaurants, breweries, cafes and businesses are concentrated along Arizona state Route 260. Red Onion Bar & Grill serves gastropub classics and June's Café has country-style American fare. Grocery options include The Market and Overgaard Food Center, and other essentials can be purchased at Dollar General and Ace Hardware.
Distance to airports, highways and hospitals
The area is accessible via Arizona state routes 260 and 277. Show Low Regional Airport is about 40 miles east and has daily flights to and from Phoenix, and Phoenix Sky Harbor International Airport is about 140 miles southwest. Holbrook is about 40 miles northeast. Summit Healthcare Regional Medical Center is about 30 miles away in Show Low.
Local celebrations and seasonal festivities in Heber-Overgaard
The community has several holiday celebrations throughout the year, including an Oktoberfest and a Winterfest, which offers photo sessions with Santa, toasting hot dogs and marshmallows by bonfires and homemade hot chocolate and cookies. The annual July Fourth event features a morning parade, fireworks, arts and crafts activities and live music.
