Seven Hills is one of Hemet’s active 55-plus communities
Accessibly priced homes, walkability and on-site recreation are part of daily life in Seven Hills. It is one of the many 55-plus neighborhoods in Hemet, which has been known for its retirement communities since the 1960s. “It’s a small town, off the beaten path, it’s not really near a freeway,” says James Shelby, an agent with Real Brokerage Technologies who has been selling homes in southern California for over a decade. “So, it’s been the kind of a town where people would retire there.” Seven Hills encourages an active lifestyle, with walkable streets and a centrally located golf course and clubhouse. Shopping, dining and healthcare are only two miles away, and Hemet is less than 45 miles from Riverside and San Bernardino.
Homes in Seven Hills and East Lake Estates
Most of the community’s one-story Spanish Revival properties were built between the 1970s and 1990s and have a uniform look. Homes with stucco exteriors and tile roofs are surrounded by wide sidewalks and small yards filled with rock gardens and cacti. Seven Hills properties start at $250,000 and can go to $500,000. “Because Hemet is a little farther from the freeway, the housing cost is not caught up with some of the other towns close to the freeway,” Shelby says. Homes around the golf course tend to have a higher price, from $400,000 to $500,000. Seven Hills is beside East Lake Estates, another 55-plus community with manufactured homes that range from $200,000 to $300,000. Some homes east of Lyons Avenue are outside the Seven Hills and East Lake Estate communities. These properties were built in the 1990s, have a similar Spanish Revival style to the rest of the neighborhood, and sell for $450,000 to $500,000.
Seven Hills Golf Club and Clubhouse at Seven Hills
Established in 1972, Seven Hills Golf Club has an 18-hole course that is open to the public. Seven Hills Cafe on the Green serves sandwiches, salads and drinks next to the course. Residents can also join the Clubhouse at Seven Hills for a monthly fee to access a private pool, spa and tennis courts. Houses of worship, such as Spirit of Joy Community Church and The Well, are just a mile from the clubhouse. The neighborhood is also 5 miles away from Diamond Valley Lake, one of the largest reservoirs in Southern California. Diamond Valley is known for its boating and fishing.
Steak dinners and shopping on Florida Avenue
A mix of fast food and locally owned restaurants surround the community. Hot coffee and breakfast are served at Hangar One Café on Walden Weaver Road, while steak dinner and drinks are the focus at Steer ‘n Stein and Rocking K Ranch, both on Florida Avenue. There is a Walmart at Page Plaza on South Sanderson Avenue for groceries. The Hemet Valley Mall on Florida Avenue has a small selection of clothing and jewelry stores. A small medical district is 4 miles away on North San Jacinto Street, with hospitals like Hemet Valley Healthcare Center, Tri-State Community Healthcare Center and Hemet Global Medical Center.
The century-old Ramona Bowl Amphitheatre
Ramona Bowl Amphitheatre, 3 miles away, has been in Hemet since 1923. The open-air amphitheater is best known for its namesake production, “Ramona,” performed every spring. The drama has been running for over a century, making it the longest-running outdoor play in the country. The amphitheater hosts other events throughout the year, including a summertime “Concerts Under the Stars” series.
Less than 50 miles from Riverside and San Bernardino
Seven Hills is between the Domenigoni Parkway to the south and Florida Avenue to the north. Florida Avenue, also called State Highway 74, connects to Interstate 251 to the west. I-251 is the fastest route to Riverside, 35 miles away, and San Bernardino and SBD International Airport, 40 miles away. The Riverside Transit Agency (RTA) has four daily bus routes that stop at the Hemet Valley Mall and travel to Perris, Winchester and Menifee.
Dry heat in the San Jacinto Valley
The San Jacinto Valley is known for arid, dry air and heat waves, especially in the summer. The dry conditions and seasonal high winds make the region prone to wildfires between June and October. Riverside County provides all residents with fire safety information, including how to plant drought-resistant landscaping and create an evacuation kit.
Hemet Unified School District
While most of Seven Hills is 55-plus subdivisions, any families with children in the area may be served by the Hemet Unified School District. McSweeny Elementary School has a C-plus score on Niche, Diamond Valley Middle School received a C, and West Valley High School has a B-minus. Western Center Academy, a STEM-focused charter school outside Seven Hills, has an A-plus. Mt. San Jacinto College has two campuses within 15 miles, one in San Jacinto and one in Menifee.
