It’s nice,” says George Williams, a Realtor with Coldwell Banker Associated Brokers Realty, who is on the Southwest Riverside County Association of Realtors board of directors.
Residents own their land here, an advantage over other communities
Though this neighborhood is composed exclusively of manufactured houses, they’re not all made the same. A lot of the homes in Sierra Dawn Estates date back to the 1960s, but some were constructed as recently as the 2000s. Square footage ranges anywhere from 500 to more than 2,000. Many properties have attached covered carports, and some come with garage doors. Residents also own the land their house is on, which is not always the case with manufactured homes. “The equity, that’s the biggest kicker there,” Williams says. “Because if you don’t own the land, you don’t get any value for it. The lots over there are probably worth about $130,000 just for the lot. And then you put the house value on top.” Properties in Sierra Dawn Estates have prices anywhere from $55,000 to $300,000, based on condition and square footage.

The community has a long list of amenities, including five pools and an exercise room. There’s also a dedicated dog park. More parks are available outside the neighborhood, including the 16-acre Mary Henley Park, where there's a walking path. The area also has multiple golf courses, such as the 18-hole circuit at the public Seven Hills Golf Club, just a mile away. “Seven Hills is the perfect spot for them,” Williams says, of golfers in Sierra Dawn Estates. “It’s right across the street. It’s a super flat golf course, it’s very forgiving. If I was living there, that's where I would golf.”

The neighborhood’s event calendar stays full
Sierra Dawn Estates has more than two dozen weekly programs at its various clubhouses, from yoga on Tuesdays, to dominoes on Thursdays, to pickleball on Saturdays. Several other events are on different schedules, including ballroom dancing and bingo. The activities are well attended. “Everybody knows each other and they keep track of each other and they all participate together,” Williams says. There are also holiday programs like a Valentine Dance complete with desserts and a Saint Patrick’s Potluck.

National chains and local eateries line Route 74
Residents are just about a mile from Florida Avenue, Hemet’s most prominent thoroughfare. Also known as California State Route 74, Florida Avenue is lined with a multitude of big-box stores and restaurants. Options particularly close to Sierra Dawn Estates include Sprouts Farmers Market, JCPenney and PetSmart. Local restaurants range from breakfast hot spot Angie’s to Meños Burgers, where the bacon cheeseburgers are popular. “There’s a lot of mom and pop places around there and they really gravitate to those all the time,” Williams says. Stetson Avenue is another hub of close amenities, including a Stater Bros. Market grocery store.

West Valley High’s Career Technical Education options vary widely
Although Sierra Dawn Estates is a 55-plus community, children can be part of households in specific circumstances, such as for disability or illness. The neighborhood falls under the Hemet Unified School District, which has a B grade on Niche. Local kids attend the C-rated Whittier Elementary, a school with a new, spacious library. Diamond Valley Middle, a C-rated school, has several of its own sports teams, including football and basketball. The B-minus-rated West Valley High offers Career Technical Education programs in agriculture, digital media and sports medicine.
