The Terra Linda area, in Hemet's northern section, shares a name with Terra Linda Village, a condo community here since the 1980s. The neighborhood has other subdivisions, including rental complexes and gated developments like Laurel Park. These varied housing options and the proximity to two city parks, Diamond Valley Lake and local schools have made Terra Linda increasingly popular with families. “It’s really started to grow over the last five to 10 years. I see more families there over the last 10 years than there used to be,” says James Shelby, an agent with Real Brokerage Technologies, who has been selling homes in Southern California for over a decade.

Condos and family homes with views of Mount San Jacinto
Terra Linda has a mix of condos, single-family homes and rented townhouses. Two and three-bedroom condos in Terra Linda Village sell for $300,000 to $350,000. Family homes in subdivisions like Laurel Park are usually renovated Spanish Revival or contemporary traditional properties built in the 1990s and 2000s. They range from $350,000 to $550,000. These established homes may have a lower tax rate than the newly built residences on Hemet’s west side. “An older home will probably have a tax rate of 1 to 1.5%, but some of the newer homes will be 1.6% to 1.7%, and that can make a difference to people,” Shelby says. Streets throughout the area have flat, wide sidewalks and limited shade, and the landscape has views of Mount San Jacinto in the distance.

Close to a lake and multiple green spaces, including Mary Henley Park
Mary Henley Park on Kirby Street is in the center of Terra Linda. The 16-acre city park has two playgrounds, a basketball court and a walking path around its perimeter. The Well, a local house of worship, is next to the park on Johnston Avenue. Gibbel Park, just a mile from Mary Henley, has more playgrounds, a baseball field, tennis courts and a bowling green. Diamond Valley Lake, 5 miles to the south, is known for its boating and fishing, with black bass, trout and catfish all in abundant supply. The lake is next to the Diamond Valley Lake Community Park, which has baseball and soccer fields, and the Western Science Center, a family-oriented science and history museum displaying artifacts and fossils.

Science education at Western Center Academy
The Hemet Unified School District has an overall B grade on Niche. Whittier Elementary School and Diamond Valley Middle School received C scores, and West Valley High School has a B-minus grade. Western Center Academy, a STEM-focused charter school, is one of the best-rated schools in the district with an A-plus grade. The academy is inside the Western Science Center, and students have lab sessions at the museum to get hands-on studies in paleontology, archaeology and geology. The Mt. San Jacinto College main campus is 7 miles away in San Jacinto and has specialized child development and education programs.

Riverside Transit Agency has four local routes
Four bus routes through the Riverside Transit Agency depart from the Hemet Valley Mall daily and go to surrounding cities like Perris, Winchester and Menifee. Florida Avenue, also called State Highway 74, connects to Interstate 251 to the west. I-251 is the fastest route between Hemet and Riverside, 35 miles away, and San Bernardino, 40 miles away. The San Bernardino International Airport is the closest commercial airport.
