Weston Park’s established homes can come at attractive prices
Buying a house in Weston Park offers an opportunity to live in the heart of Hemet at a modest price point. This neighborhood unfolds on either side of Florida Avenue, a prominent thoroughfare, and is close to downtown Hemet. While the housing stock is older, properties in Weston Park can offer buyers bang for their buck. It’s the type of neighborhood that local Realtor George Williams says he would explore if he were a first-time homebuyer. “It’s less expensive there. You can buy a two-bedroom, one-bath, still maybe in the low $300,000s,” says Williams, who’s with Coldwell Banker Associated Brokers Realty and is on the Southwest Riverside County Association of Realtors board of directors. The community is also home to Hemet Global Medical Center and is within walking distance of Florida Avenue, Hemet's main thoroughfare.
Shapes and sizes vary, but value is a common thread in Weston Park
Houses in Weston Park date as far back as the 1920s, but include many others constructed through the 1970s. Styles include everything from Craftsman bungalows to Spanish Colonials, and sizes range from about 750 to nearly 3,000 square feet. A lot of residences are rentals, Williams says. “But the people that have owned them, they’ve owned them for a long, long time,” Williams says. Weston Park houses go for around $225,000 to $500,000. “You may have to do some work on them,” Williams says. “But they’re nice.”

Florida Avenue is the place to find shopping and dining
Weston Park residents are within walking distance of Florida Avenue, Hemet’s preeminent stretch of restaurants, stores and other businesses. The neighborhood is particularly close to Grocery Outlet, Dollar Tree and Walgreens. People can grab a quick bite at places like Steve’s Burgers, which is also known for its pastrami sandwiches and is located in a hard-to-miss building with a red and blue exterior and neon signage. “The food’s delicious,” Williams says. Hemet’s downtown unfolds along nearby Harvard Street, a walkable strip lined with storefronts occupied by locally owned restaurants and shops.

Strawberry Festival is a juicy attraction
Annual events in the area include a Strawberry Festival in May on Florida Avenue. Held at the Golden Village Palms RV Resort 3 miles away, the festival features live music and booths with crepes, milkshakes and all sorts of other strawberry-themed foods. Hemet is also home to what’s recognized as the longest-running outdoor drama in the county, an annual production of the play “Ramona” at the Ramona Bowl Amphitheatre. The yearly play, a love story, dates back more than 100 years and runs each April and May. “It’s our history,” Williams says. “And it’s pretty cool.”
Weston Park is just about a mile from the Hemet Public Library, where regular adult and children's activities include a gardening club and puppet playtime. “The library’s awesome,” Williams says. “Every time I go by there, the parking lot’s full.”
Hemet Elementary and Acacia Middle are woven into the neighborhood
The Hemet Unified School District earns a B grade on Niche. The C-rated Hemet Elementary and Acacia Middle are located within the neighborhood. However, the elementary school zoning depends on address. South of Florida Avenue, kids attend Hemet Elementary. North of it, students go to the C-rated Jacob Wiens Elementary. Both elementary schools have after-school programs. Acacia Middle has sports including flag football and track and field. Students north of Florida Avenue attend the B-rated Tahquitz High, and those to the south go to the B-minus-rated West Valley High — both have Career Technical Education programs. The Hemet Adult School, an alternative school in the Hemet Unified School District, is also in Weston Park. Hemet Adult School offers ESL classes, computer skills programs and more.
West Valley High School in Hemet is a local favorite school for Weston Park residents.

Neighborhood park has experienced some issues
The neighborhood’s 4-acre Weston Park is a central recreation space with a playground, and basketball and shuffleboard courts. It has historically become a spot used by people without housing. But in a neighborhood with a CAP Index Crime Score of 8 out of 10, which is double the national average, Hemet in 2014 began closing the park on Mondays for cleaning and police patrols.

Riverside Transit Agency bus stops are easy to find
Residents are close to several stops in the Riverside Transit Agency bus system along Florida Avenue. The RTA network includes over 30 routes. Those heading out of town by air can use California State Route 79 and Interstate 10 to reach San Bernardino International Airport, just under 40 miles away. Los Angeles is roughly 90 miles on I-10 and San Diego is a 90-mile trip on I-15.
