Cadence’s communities are park-filled and close to busy cityscapes

Cadence’s master-planned community has been in development since 2015, in Henderson, nearly 20 miles south of Las Vegas. In fact, Cadence is still growing. In fact, the master developer does not expect the community to be finished until 2031. The development’s 2,200 acres were previously used for waste processing, but the Nevada Department of Environmental Protection dug up the land and restored it before passing it over to home builders, including Lennar and Toll Brothers. “The new Toll Brothers homes in Everleigh at Cadence sold quickly due to strong buyer demand for a desirable location and single-story home designs,” says Janet Love, Toll Brothers Division President in Las Vegas. “Home shoppers appreciated the onsite amenities, including the abundance of parks, as well as the convenient location, nearby shopping and highway access.”

Variety of single-family homes, townhouses and rental properties

Cadence consists of various townhouses, single-family homes and apartment complexes. Many townhouses have Spanish influences, including those with New Traditional, Prairie-style and modern architecture. Prices range from roughly $340,000 to $520,000. Single-family homes have one to two stories and feature architecture like that of nearby townhouses. Some homes are embellished with Craftsman elements, such as exposed stone; others have adobe exteriors with terracotta roofs. “The vision behind the [Toll Brothers] designs was to create a refined, single-story home that blends luxury with flexibility—ideal for a wide range of home shoppers, from retirees seeking comfort and convenience to growing households or professionals in need of a home office,” Love says. Depending on builder upgrades and home size, single-family homes go for around $370,000 to $930,000.

Rental properties include single-family homes built by American Homes in the Pine Landing and Vista del Mar communities. Monthly single-family home rental prices range from about $2,200 to $3,700. The Adler apartment complex has studio up to three-bedroom floor plans, and Element 12 has one- to three-bedroom options. Monthly apartment rents range from about $1,500 to $2,800.

Elementary education and IB programs in middle and high schools

Clark County School District serves Cadence and lets students apply for a change of school assignment if they wish to attend a different school than the one for which they are zoned. Some residences are in the attendance area for C. T. Sewell Elementary, which Niche grades a C-plus overall. The B-plus graded B. Mahlon Brown Academy of International Studies is a sixth- to eighth-grade school with a certified International Baccalaureate (IB) Middle Years Programme (MYP). The curriculum is designed to prepare students for IB courses at the Basic Academy of International Studies, a high school earning a B-minus.

Neighborhood parks, community events and Lake Mead

Cadence has over 450 acres of open space and a network of bike-friendly paths and trails. “The community offers free Wi-Fi in the 50-acre Central Park and a robust activity calendar full of family friendly events,” Love says. Events range from summer movie nights at the park’s amphitheater to car shows featuring food truck vendors, a beer garden and live music. Central Park also has a splash pad, pickleball courts and an expansive playground. Citrine Sky Park includes grassy volleyball courts and covered geometric-shaped play structures. Nearby, Henderson Bird Viewing Preserve spans 140 acres with ponds and 5 miles of walking trails. Outdoor recreationalists travel to Lake Mead Recreation Area, where trails of varying hiking and cycling difficulty wind through desert scenery. Lake Mead is at the recreation area’s center and is popular among anglers and water sports enthusiasts.

Local dining, Galleria at Sunset mall and the Water Street District

Standalone restaurants overlook Boulder Highway, including the diner-like restaurant Omelet House and Jessie Rae’s BBQ. An Albertsons and a Smith’s Marketplace are nearby. Henderson’s downtown, known as the “Water Street District,” has locally owned shops and restaurants with American bar food and international cuisines. Many casinos and galleries are also near Water Street. Galleria at Sunset is an indoor mall with retailers ranging from Macy’s to Kohl’s.

Car-dependent community located near interstates and the airport

Lake Mead Parkway travels west and east, connecting Cadence to the Lake Mead Recreation Area in about 6 miles and to the Water Street District in about 3 miles. The parkway intersects Interstate 11 and Boulder Highway, both of which run to Las Vegas. Nearby, Interstate 215 ties the area to Harry Reid International Airport within a 15-mile drive.
