“It’s decently quiet and not as much of a metropolitan area as San Diego or Los Angeles,” says Derek Wood, a Realtor with Pleasant Hill Real Estate Group, who has three years of experience selling in the High Desert region. “But plenty of new things are coming, and it’s getting more popular. You’ve got a lot of land and a strong economy here.” With proximity to Interstate 15 and the Cajon Pass — a key route through the San Bernardino and San Gabriel mountain ranges — Downtown Hesperia is both a convenient home base and a gateway to large Southern California cities.

The neighborhood has ranch-style homes at competitive prices

The roads north and south of Main Street are primarily residential, and sand covers most of the land, apart from paved roads. The market consists of ranch-style homes with Spanish and Mediterranean influences, such as red-tiled roofs and stucco facades that combat High Desert temperatures. Depending on lot size and renovations, prices tend to fall between $300,000 and $650,000. “It’s very affordable for California, although I’m sure in the coming years, prices will skyrocket,” Wood says. “Buyers are always looking for that edge, where you have a little wiggle room with prices, especially when homes are such an appreciating asset here.”

Community parks, athletic facilities provide many recreation options

Downtown has some of the city’s most popular gathering spaces, including Hesperia Civic Plaza Park. Here, the amphitheater and open fields host concerts and events, such as the holiday tree lighting, movie nights and the Halloween Festival. The park also has bocce ball courts and a paved walking trail. Lime Street Park has various athletic facilities, like tennis and pickleball courts, horseshoe pits and a skate plaza. Nearby Hesperia Golf & Country Club features a public 18-hole course, which was formerly a PGA Tour stop. Hesperia Lake Park attracts equestrians, anglers and campers, and it hosts the annual Hesperia Days Parade. Hikers and boaters venture into Silverwood Lake State Recreation Area, 17 miles away, and the surrounding desert terrain is popular for off-roading activities.

Children may apply to any options within the Hesperia Unified School District. Lime Street Elementary, which scores a C-minus on Niche, and C-rated Mesa Grande Elementary, enroll many students in Downtown Hesperia. Ranchero Middle and Hesperia Junior High both earn C grades.
