Water and woodlands define life in Higgins Lake
Named for the freshwater basin at its center, Higgins Lake is situated amid the rolling woodlands of northern Michigan. The lake is renowned for its clear, spring-fed waters and supports boating and fishing with marinas and boat launches on its banks. “It has multi-tonal hues and the Caribbean blues,” says Angela Farrington, a longtime resident and Realtor with Midge & Co Luxury Lakefront Homes. She says the community is composed of second homes owned for generations. “There is one family that has been on this lake for over 100 years,” she says. “The boat they have is 107 years old and they are still running it.” The surrounding region is shaped by the legacy of glaciers, with sandy shores and gently sloping pine forests. North and South Higgins Lake State Park borders the community.
Living on the lake, Treasure Island and in the woods
The scenic beauty of Higgins Lake is echoed in its street names, such as Mooncrest Drive and Lone Pine Street. Cozy lakeside cabins, classic cottages, A-frame homes, and modern chalets dot the shoreline, many boasting private docks and panoramic water views. Inland ranch-style houses and rustic lodges are also an option. Lots range from smaller, low-maintenance yards to expansive acreage. “We're not cookie-cutter. You will find all different types of homes," Farrington says. “We even have an island in the middle of the lake, called Treasure Island.” She notes that the island is also surrounded by homes. Given Higgins’ generational nature and lasting draw, properties date back as far as the early 20th century while others were built within the last few years. The average home value is around $360,000. Tiny fixer uppers start as low as $25,000 and lakefront homes have sold for as much as $3 million.
Roscommon Area Public Schools serve the region
Students attend Roscommon Area Public Schools, which includes three schools and offers school choice. Both Roscommon elementary and middle school score B minuses on Niche while Roscommon High School gets a B. The high school offers a range of athletic programs, including for trap shooting and cross-country skiing.
Time outside spent boating, fishing and cross-country skiing
Summers are for lakeside recreation. Both North and South Higgins Lake State Park offer public boat launches, beaches and campgrounds. “South Higgins State Park has a park store where the kids can get ice cream and t-shirts,” Farrington says. She points out that most tourists go to the state park’s beaches, while the smaller beaches at Sam-O-Set Park and Phoenix Park are quieter and mostly visited by locals. Park 27 features pickleball courts and a dog park. Gerrish Township Community Park and Marina offers a boat launch, docking facilities and playground. A river links the main lake to a smaller one used by nonmotorized boats. Residents enjoy cross-country skiing, snowshoeing, and ice fishing in the winter. South Higgins Lake State Park has 5 miles of trails around Marl Lake, while North Higgins Lake offers nearly 9 miles, with only the North park's trails groomed for winter skiing.
Shopping and Dining
Commercial stops are close to home. “There are little restaurants and takeout places. Pizzerias and burger joints. Coffee shops," Farrington says. “We have a very active local business community around the lake." The Landmark serves casual comfort food. Friends meet at Silver Dollar Pub & Grill in the evening. Farrington herself is a co-owner of the local hardware store. Gift shops and general stores offer souvenirs, lake-themed apparel and snacks. Some businesses are seasonal, while others stay open during the winter. Family Fare Supermarket is around 11 miles away.
Seasonal celebrations, including a summer blues festival in Roscommon
The South Higgins Lake Annual Harvest Fest takes place in September at the state park near Higgins Lake. The festivity offers something for everyone, from live music and movies to pumpkin painting and hayrides. Visitors can also explore a spooky woods walk and take part in a costume parade. WinterFest occurs in February. The two-day celebration welcomes the season with various activities, including a cardboard sled race and Kids Karnival. Downtown Roscommon and Houghton Lake offer their own events, such as the Roscommon Art Festival and Houghton Lake Blues Festival, both held in July.
Ways to get around, on foot and by car
Higgins Lake is conveniently situated near U.S Route 127 and Interstate 75. “Around the lake, you’re within walking distance of some things. But to get to Roscommon, Houston Lake, Grayling you need a car," Farrington says.
