With historic homes, hiking and a haven of vibrant dining and entertainment, this heart-of-Los Angeles hotspot goes way beyond Tinseltown. “In the past five years, it's gotten a new life,” says Ari Wintraub, Realtor with Sotheby’s International Realty and West Adams resident. “There are always new, great destinations for dining and nightlife, and old establishments from old Hollywood are still preserved, mixed with incredible historic housing stock. You can’t get that anywhere else.”

A landscape of architectural gems
From grand mansions, Brutalist-style homes, enchanting Spanish-inspired estates, renovated duplexes, unique Mediterranean properties and charming California bungalows, Hollywood’s housing landscape is an architectural gem. “It offers a great variety of historic architecture nestled into the canyons,” says Wintraub. “You get great views from the properties in the Hollywood Hills, new beautiful rebuilds for $10 million that are modern, entry-level ranchers and older Spanish Colonials, so that’s the nice thing; there’s a wide swath.” While there’s a mix of new development and homes built in the 1960s, the area is known for its stunning properties dating back to the 1910s and ‘20s. “People come for that charm,” he says. Most available now range from $995,000 to $7 million. Condos are also prevalent, from large upscale units with rooftop vistas to stylish newer options in the Studio District to small units. No detail is spared in a Hollywood home — from glistening pools to gated properties that lead to oasis-esque landscapes and spacious terraces prime for lavish entertaining.

Incredible nightlife, eclectic cuisine and endless entertainment options are just steps from residents’ doors. “The appeal is it’s one of the most walkable areas in all of LA,” Wintraub says. With Santa Monica Boulevard and Route 101 running through the neighborhood and abundant Metro stops, residents can get around the region conveniently. Hollywood Urgent Care is within walking distance, and Interstate 5 gets residents to Hollywood Burbank Airport in 7 miles.

A top destination for dining, nightlife and entertainment
Locals enjoy afternoon tea at Chado Tea Room, barbecue on the patio at the funky and retro Good Times at Davey Wayne’s or live music in the edgy Bourbon Room. The 100-year-old Musso & Frank Grill is famous for its steak and iconic stiff martinis. Enjoy upscale Italian in the pink-hued dining room inside the Madonna Inn at Mother Wolf. For no-frills brunch staples, Clark Street Diner is the place to be, and for a higher-end experience, head to Uka at Japan House, which serves a nine-course meal for $300 per person paired with wine and sake. “I love Iki Ramen — it’s a stylish place and not just ramen; they also do elevated sushi and its gorgeous architecture,” says Wintraub. For nightlife, sip cinematic-themed cocktails on oversized lounge furniture at Mama Shelter, a rooftop boutique hotel bar, or enjoy wine at the jewel-toned Beauty & Essex. Music lovers have endless options, from The Fonda Theatre to the world-famous Hollywood Palladium, where artists from Jimi Hendrix to Jamie Foxx have performed. The Montalbán Theater features a range of Hispanic artists and rooftop movies. “The Hollywood Bowl is amazing for shows, and there’s The Greek Theatre that’s great in the summer,” Wintraub says. Or hit up the iconic movie palace, TCL’s Chinese Theatre, along the Hollywood Walk of Fame. While there, stroll the 15 blocks to admire the stars embedded in the sidewalk dedicated to actors, musicians and characters. “Franklin Village is also this really cool spot,” says Wintraub. “It’s a strip of boutiques with this place called Upright Citizens Brigade, an improv comedy spot with so many talented performers.” Grocery shopping is convenient at Ralphs or Pavilions, and residents can find fresh produce at Hollywood Farmers Market on Sundays.

At Yucca Park, shoot hoops, let the kids play or enjoy one of the many programs at its community center. Selma and De Longpre Parks are also perfect for letting the kids play or picnic under the tree canopies. Beyond that, Hollywood is a prime spot for hikers and nature enthusiasts. “You’re at the foot of the canyons, so you can go hiking or horseback riding in Runyon Canyon Park and see the Hollywood sign,” says Wintraub. Hollywood Forever Cemetery is another great attraction to walk among the greats like Johnny Ramone, Judy Garland and Bing Crosby and catch a summer concert or movie screening.

Spotlight on Hollywood schools
More than 10 public schools serve Hollywood students via the Los Angeles Unified School District, as well as a dozen private and charter schools. Many students attend Vine Street Elementary, Hubert Howe Bancroft Middle and Hollywood Senior High. The elementary school received a C from Niche, and Hubert Howe received a C-plus. Vine Street provides a Reading Rockets program, education through the Emerald Bay Outdoor Academy and after-school enrichment programs. Earning a B-plus from Niche, Hollywood Senior High offers a photography club, basketball and swimming teams and courses in performing arts.

I lived in Hollywood for 5 years, it has gone downhill with the growing homeless population. The location was a very good spot as far as getting around the area, seeing the sights, and experiencing everything Tinsel Town has to offer. I got to know, not just what is advertised, but the inner goings-on of an interesting city like Hollywood. Seeing and hearing about the crime, becoming a part of the community and living in that area was such an eye opening experience.

I like Hollywood because there is a lot to do and it is possible to live without a car. However, it is an incredibly dirty area. The homelessness problem is out of control and my wife and I are reluctant to walk anywhere since there are several homeless nearby who have severe and violent psychological problems. In just my first month of living there, I witnessed homeless people engaging in every imaginable private function.

Hollywood is great but I've had some negative experiences in Hollywood mostly caused but the extreme cost of living. Rents are high, people don't have as much so crimes of opportunity happen more and more. The police have little interest in doing their jobs. I've been the victim of robbery and vandalism several times. That aside, I love Hollywood. There is always something fun and exciting happening and the weather is amazing.
