In the last decade, 2010s-Contemporary style homes with brick and vinyl façades have popped up in planned subdivisions like Southridge Crossing. “They’re being built, and before they can hammer in the last nail, they’re full,” Cave says. A new home might cost between $150,000 to $250,000 for a one-story build or $250,000 to $350,000 for something with multiple stories. Some of the most popular listings in Minnetex are older ranch or Craftsman-style farm homes that come with as much as two acres of land. These properties are listed between $500,000 and $650,000. Lloyd Ford, president of Houston Super Neighborhood 76, has prioritized targeting local crime hot spots as the neighborhood develops. Floyd says this includes promoting community trash clean up and meeting with local police to discourage common issues like loitering. “When they build, people will come no matter what for the housing. Students in the Houston Independent School District (ISD) can attend Frost Elementary School and Albert Thomas Middle School, both with a C-minus score on Niche. Sterling Aviation High School earns a C grade and has a magnet program in aviation, where students can learn to fly and repair planes. Minnetex is also home to Houston ISD’s Mykawa Farm, which offers elementary to high school-age students hands-on experience growing their own food and learning about health and nutrition. Minnetex is within 6 miles of the University of Houston – Clear Lake at Pearland and Houston Community College – South Campus, which both offer several technical and continuing education programs.Rural roads connect to the Sam Houston Tollway
Cave says that most of the area still has rural roads that are not built to accommodate increased traffic, so community groups are advocating for more high-capacity highways. Despite its mostly rural appearance, Minnetex is still well-connected to the rest of Houston. Sam Houston Tollway cuts through the south side and links to Route 288 to the west and Interstate 610 to the north. The neighborhood is 15 miles from downtown Houston and 5 miles from Pearland and neighbors William P. Hobby Airport, one of Houston’s two international airports. However, proximity to the airport means that locals may have to deal with excess noise.Neighborhood parks built along the Sims Bayou
Minnetex has some small neighborhood parks, including Sims Bayou Park on Lakefield Drive and F.M. Law Park on Mykawa Road. Both parks along the Sims Bayou offer fields and green space for baseball, softball and basketball. Many houses of worship are located between these two parks, including churches like St. Philip Neri Church on Martin Luther King Boulevard and the Buddhist temple Chua Phat An on South Acres Drive. Minnetex also borders 115-acre Tom Bass Regional, which features a performance amphitheater, dog park, community center, fishing lake and two golf courses.Close to Pearland’s largest shopping centers
While Minnetex itself is going through development, it is only a few miles from Pearland, so locals can enjoy all the shopping and amenities of this more established suburb. Minnetex is 10 miles from The Crossing at 288 and Pearland Town Center, two large shopping complexes along Route 288. The shopping centers have multiple national grocery stores, including H-E-B Plus, Target and Walmart, as well as clothing, hobby and electronics stores. Cave’s civic group is also working on attracting more big-box grocery stores into South Houston.A few fast food chains can be found here, like the Golden Chick on Fayridge Drive, which specializes in fried chicken and Southern sides. Anyone who drives by Cullen Boulevard will spot another local option – the Houston Made food truck, with a simple menu of burgers and fried sides.
