While Houston is now dotted with dozens of master-planned communities, Sharpstown was one of its first neighborhoods to blend residential streets with local recreation and shopping centers. Sharpstown was established in the 1950s and thrived for decades until an economic slump in the 1980s and 1990s, resulting in parts of the neighborhood falling into despair. Remnants of this slump can still be seen in spots of the community, particularly near rental units. Sharpstown has a CAP index score of 6 for crime, higher than the national average of 4. “We live in two of the most densely populated zip codes in the city, and we make up a small part of those zip codes where there’s high crime. But we’re on a little island of these homes that have a nice, peaceful existence,” says Scott Gilbert, the operations manager for the Sharpstown Civic Association. Today, an involved community association and well-connected location near downtown Houston have made Sharpstown popular with residents who want to spend their free time playing golf, visiting local art museums and shopping at a landmark mall.

Locals can live in one of Sharpstown’s original houses
Much of the housing in Sharpstown consists of homes constructed in the 1950s and 1960s when the area was first founded. These houses are largely ranch properties and bungalows with brick and stone exteriors. Single-family residences usually have moderately sized front and back lawns and sit on orderly blocks with sidewalks. These homes range between $300,000 and $400,000 for residents who are looking to join the long-established community. “It’s got a lot more character because of the people. You have people who have been here that are original owners, and you have people who are just now moving in with their kids,” Gilbert says. “It’s really just a big mixture of individuals who are all trying to do the same thing. We’re happy to have neighbors move in and happy to have people here.”
