Growing appeal and rising prices in Land of Pines
Land of Pines is a small suburb in Howell Township, bordering on Manasquan Reservoir, one of the area’s most popular destinations. No suburb would be complete without solid transportation amenities, and this neighborhood isn’t an exception. U.S. Route 9 tracks along the west side, while Interstate 195 stretches across the north side. The area is about 35 miles from Trenton. But a prime location and access to the above amenities comes with a price tag. “I bought my house for $350,000 in 2018 and it’s now worth $750,000,” says Viviana Mejia, a Realtor with Keller Williams. “You’re not getting the same kind of property for $750,000 anymore, like a colonial with 4,000 square feet.” Other Realtors agree that increasing desirability is putting pressure on the area’s housing market. “Three to four weeks is considered a long time for a house to stay on the market here,” says Allie Farinhas, a Realtor with Re/Max Innovation.
Colonial homes from $830,000 and ranch-style homes from $350,000
Today, those sought-after colonial homes are more likely to sell in the $830,000 to $880,000 range. Some of these were built in the late 1990s and early 2000s, and others are from the 2020s, but most are in developments on the southwest side, like Monmouth Manor. Homeowners can choose from a handful of designs. In the $350,000 to $415,000 range, homebuyers can find modest ranch-style homes with a lawn. Split-level homes with attached garages sell between $575,000 and $600,000.
Newer custom homes build in the last 20 years offer residents an updated lifestyle in a suburban atmosphere.

Art history at Howell High
Students can begin at the Land of Pines School, which covers prekindergarten through second grade. Niche gives the school a B-plus. Newbury School covers third to fifth grade, and Howell Middle School North is for sixth to eighth grade. Both schools earn a B. Howell High is recognized for its Humanities Learning Center, where students can take courses like Modern Art in America. The school receives an A-minus.
Land O'Pines Elementary School encourages its students to succeed.

A large loop trail around Manasquan Reservoir
Manasquan Reservoir is known for attracting over a million visitors per year. Hikers and bikers can snake through several trails, but the most popular one is a 5-mile circuit around the water. Boat launches ensure those who fish can enjoy the space as well. On the northeastern tip is Diamond Lane Park, which is all about simplicity. A small field sits next to a playground that looks onto suburban Diamond Lane. Or, as an alternative, residents can find a bit more open space at Winston Park on the west side. There’s a basketball court, playground and ball field.

American classics at Stewart's Root Beer
Fast-food joints and large retailers pop up along Route 9, but that adds a convenience factor to the neighborhood. Walgreens at Aldrich Plaza is within walking distance of homes on the south side. Groceries can be picked up at the Shop Rite. There are plenty of small businesses throughout this portion of Route 9, too. Poke Burritos in Howell Plaza Shopping Center offers a colorful setting where people can get seafood sandwich wraps. Stewart’s Root Beer is a bright orange diner that serves American classics like chili dogs and, yes, root beer in a large frosty mug. The Caffeine Haven is a bright, hip coffee shop with specialty drinks.
Poke Burritos is a lunch staple in the Land of Pines neighborhood.

Walkable residential streets named for flowers and trees
Route 9 and Interstate 195 meet at the northwest end, creating a convenient interchange for those who live here. It takes about 90 minutes to make the 70-mile drive into New York City. Commuters can also pick up the 139 Bus on Route 9 and get dropped off at the Port Authority in Manhattan. For the most part, though, this is a car-dependent neighborhood. However, the gently curving residential streets are pedestrian friendly. They’re named after trees and flowers, like Pine Road, Spruce Road, Violet Circle and Azalea Lane. Trenton Mercer Airport is about 40 miles away and Newark Liberty International Airport is about 50 miles away.
