Longstanding neighborhood in northern Huntington Beach

Built in the 1960s, Bolsa Chica-Heil is in one of Huntington Beach's oldest areas, but time hasn't dampened its appeal. “It’s an older part of the city, but most homes are being remodeled or flipped,” says Chrissy Reilly, a Realtor with Seven Gables Real Estate and a Huntington local since the 2010s. “It’s a good spot for entry-level buyers because the price point is usually lower over here. You’re farther out, not on the harbor or the beach, but you’re still close.” Because of that distance — roughly 2 miles — residents have a slower pace and avoid some tourist traffic. Most schools and parks are walkable; shopping complexes aren’t as crowded as the ones near downtown Huntington Beach and Seacliff.

Bolsa Chica-Heil has ranch-style homes on a budget

Bolsa Chica-Heil has mostly ranch-style homes around 1,500 square feet. They’re often in a midcentury style but have been upgraded with fresh paint and roofs. Different from crowded neighborhoods near the beach, lots are sizeable. Front yards have ample room for landscaping, and backyards might have pools. Prices start around $1 million, significantly lower than the median for Huntington Beach, which is around $1.35 million. The highest-end properties can reach $1.5 million with more renovations and square footage. Besides these single-family homes, Skandia Mobile Country Club is a 55-and-up community on the neighborhood’s west side, and it has mobile homes from $100,000 to $250,000. Harbor Heights Villas is farther west and has condos from $600,000 to $650,000.

Walkability to Ocean View Schools, private options nearby

Village View Elementary is walkable on the neighborhood’s north side and serves most students in the area. It has a marine science focus and scores an A-minus from Niche. Marine View Middle receives the same rating, a couple of miles south. Marina High scores an A and is a short walk from Village View. Carden Conservatory and St. Bonaventure Catholic School are both highly regarded private schools in the area, serving prekindergarten through eighth grade.

A walk to Marina Park, a bike ride to Bolsa Chica Wetlands

Adjacent to Marina High School, Marina Park has basketball and tennis courts as well as baseball and softball fields. Meadowlark Golf Club is just south, a public 18-holer that’s been around since 1922. The Bolsa Chica Ecological Reserve is more toward the coast. This scenic estuary has many trails for hiking and biking, and its 1,300 acres have lots of wildlife. Connected to the wetlands, Bolsa Chica State Beach and Sunset Beach are busy surfing spots. An eastern bridge, the Bolsa Chica Tidal Inlet Bridge separates these beaches from the larger Huntington Beach.

Neighborhood spots like The Hangout and Akuma Ramen

Local restaurants, shops and grocers are all around Bolsa Chica-Heil. On the south side and close to an Albertsons grocery, The Hangout Restaurant and Beach Bar is popular with those in the know. “Not everybody knows about it, but a lot of people in that neighborhood go there. They have great burgers and live music,” says Chelsea Roger, a Coldwell Banker Realtor and a lifelong local. Akuma Ramen & Sushi Bar is just north, where patrons can eat surrounded by anime paintings and murals. Marina Village, a shopping complex to the east, has more restaurants, a gym and a Vons grocery. Downtown Huntington Beach is about 10 miles south of the neighborhood and has an outdoor mall, Pacific City. This district hosts many city events, including the US Open of Surfing and Surf City Spooktacular.

Route 22 access and less LA traffic

Bola Chica-Heil has a desirable location on Huntington’s north side. “Bolsa Chica Street is a straight shot to Route 22, so it’s easy to commute to Fountain Valley, Long Beach or Los Angeles. You cut off some of the traffic on the 405,” Reilly says. Heil Avenue, on the neighborhood’s south side, also connects to Beach Boulevard and other major thoroughfares. Orange County Transit Authority operates several bus routes in the area, the closest being the No. 70 and 72. Unlike some neighborhoods in Huntington, Bolsa Chica-Heil has sidewalks, and thoroughfares have dedicated bike lanes.
