Laid-back beach living

Downtown Huntington Beach is the central business district and cultural hub of Huntington Beach, California. Located along the Pacific Coast Highway and centered around the city’s historic Main Street, this vibrant neighborhood stretches from the Huntington Beach Pier inland for several blocks. The area is characterized by its mix of retail, dining, residential and recreational spaces, all set against the backdrop of the Pacific Ocean. "This is quintessential, laid-back Southern California living,” says Realtor Mitchell Galyean of Seven Gables Real Estate, who has lived and worked in the area for over a decade. “You can walk or bike to the beach every day, enjoying the sunshine, eating out at local spots and greeting your neighbors wherever you go.”

Beachy homes

Downtown Huntington’s residential blocks feature a variety of housing styles, including Mediterranean-style stucco homes with clay-tiled roofs, early 20th-century Craftsman-style cottages, and modern beach houses and condos. Generally set close together on small to mid-size lots, these well-maintained homes encourage indoor/outdoor living with tall windows, sliding doors and large paved patios. The residential areas are primarily concentrated a few blocks inland from the beach, with a mix of single-family homes and multi-unit dwellings. “Unlike Newport Beach and other coastal towns in the area, there aren’t any waterfront homes here, so the coastline is unobstructed, and everyone gets good access and views," says Realtor Mary Ann Divona of First Team Real Estate, a lifelong Huntington Beach resident. “It really does bring the community together, we all kind of share a single giant backyard, and that backyard just happens to be one of the best surfing beaches in the world.” Most single-family homes in the neighborhood sell for between $2 million and $3.5 million, though midcentury properties in the inland part of the neighborhood can go for a bit less than that. One-bedroom condos usually go for a little under $1 million, while multi-bedroom units sell for $1 million to $1.5 million.

Huntington State Beach

Downtown’s iconic Huntington Beach Pier stretches a whopping 1,850 feet out to sea, one of the longest piers on the West Coast. From the pier, one can see classic lifeguard towers, little white shorebirds skittering across the shore and an all-inclusive playground with a pirate-ship theme and one of the best ocean views in town. Lined with a paved biking path, the shore here is part of the 121-acre Huntington State Beach, one of Southern California’s premier spots for surfing and home to the US Open of Surfing, the world’s largest surf competition. Just north is the leash-optional Huntington Dog Beach, open from early morning until night and known for its popular twice-a-year Corgi Beach Day celebration. While greater Huntington Beach is fairly peppered with community parks, Downtown residents are excited about their new 17th Street Park; dedicated in December 2022, this 2-acre green space features walking trails, picnic areas and grassy lawns. At the south end of the neighborhood, the Huntington Beach Art Center is a combination art gallery, music venue and education space, with lots of art classes for adults and kids.

Huntington Beach High and Junior Lifeguards

The local public schools are part of the highly-rated Huntington Beach City School District. Agnes L. Smith Elementary, Ethel Dwyer Middle School and Huntington Beach High School all have an A rating on Niche and are all located just a few blocks from one another on the north side of the neighborhood. The beach plays a large role in the local education system as well. “Kids here grow up around the beach, it’s kind of woven into their daily life,” says Divona. “My son was on the Huntington Beach surf team, which has produced multiple professional surfers. And all my kids were in the junior lifeguard program — almost everyone does lifeguard training in middle or high school, it’s kind of a right of passage here.”

Getting around Huntington

Transportation infrastructure in Downtown Huntington Beach is mostly car-oriented, with metered street parking and public lots available throughout the area. However, the neighborhood is very walkable, particularly along Main Street and the beachfront. Cycling is also popular, particularly along the Huntington Beach Bike Trail, which runs 8.3 miles from the Huntington Beach Pier to the Newport Beach Pier. The Orange County Transportation Authority operates several bus routes that serve the downtown area, connecting it to other parts of Huntington Beach and neighboring cities. During summer months and for special events, a free shuttle service called the Surf City Shuttle runs along Pacific Coast Highway, helping to alleviate parking congestion. It’s a 13-mile drive to John Wayne Airport and Downtown Irvine, the nearest major city center.
