Garfield has everything from condos to townhomes
For renters, apartment complexes make up roughly half of the neighborhood’s housing stock, and they’re mostly north of Garfield Avenue. Buyers have many options, though, as most streets have a mix of different housing styles. Mobile homes are between $130,000 and $230,000, while senior-living condos are between $160,000 and $210,000. Townhomes are between $650,000 and $900,000, and, while their sold listing data is limited, single-family homes are between $1 million and $1.1 million. Some of these properties are duplexes or even triplexes, while others are ranch style. Higher-dollar properties are typically in the gated community of Seacliff Palms, on the neighborhood’s north side.Short walk to Huntington Central Park
Garfield is about 2 miles from Huntington Beach, the city’s most popular surfing and sunbathing spot. Some green spaces are just outside of the neighborhood, though, so they’re a short walk from most homes. Huntington Central Park has wooded trails around an equestrian center and some ponds. These trails connect to baseball, softball and soccer fields, and eventually lead to Huntington Beach Central Library on the park’s north side. Helme, Green, Baca and McCallen parks are within a mile of the neighborhood, and they have multiuse, open fields. Students can attend Peterson Elementary or Smith Elementary for kindergarten through fifth grade. They both receive A-minus ratings from Niche and are roughly a couple of miles from the neighborhood. Next to Smith Elementary, Dwyer Middle gets the same grade and serves grades six through eight. Huntington Beach High is just south of the neighborhood and scores an A. Its theater program, the Huntington Beach Academy for the Performing Arts, has nine different focuses ranging from acting to costume design.Surf City events in downtown
About 3 miles south of the neighborhood, Downtown Huntington Beach hosts many city events. Surf City Nights is a year-round market every Tuesday, featuring crafts, music, produce and more. October brings the Surf City Spooktacular’s trick-or-treat and Monster March parade; December rings in Magic on Main Street’s tree lighting and Santa appearance. The city’s namesake beach hosts the US Open of Surfing in August, the biggest surfing competition in the world with roughly 700,000 attendees.Next to Main Street and Beach Boulevard
Garfield has few sidewalks, but most streets are walkable with low speed limits. Garfield Avenue and Main Street have dedicated bike lanes, and other roads are designated as bike-friendly. However, these thoroughfares often clog with traffic since most people drive around Huntington Beach. Main Street leads south to Downtown Huntington and the beach; Beach Boulevard is another busy thoroughfare that goes to the sand. The latter also connects to the Pacific Coast Highway, Los Angeles’ oceanside freeway. The very busy 5 Points Plaza is on the neighborhood’s north side. “That shopping center is always pretty crowded. It’s been kept up over time and is constantly being updated,” says Chelsea Roger, a Realtor with Coldwell Banker and a lifelong local. It has some department and clothing stores, and restaurants range from chain to local. Mario’s Mexican Food is one of these local spots, what Roger calls a Huntington staple. “It’s had the same décor since it opened in the 1960s,” she says. “It’s like you’re sitting on the porch of a hacienda, but you’re inside the restaurant. I love it there.” Trader Joe’s is a busy grocer a few doors down. South on commercial Beach Boulevard, Beach Garfield Shopping Center has a Target and a beachy brunch spot, The Local Nod Café. Pacific City, an outdoor mall with over 60 retailers, is a couple of miles south on the beachfront.
