Yorktown
Single-family, multifamily and condos close to Huntington State Beach
While Orange County is often synonymous with high prices, that’s not the case for Yorktown. The median sale price here is around $1.1 million, even with the beach proximity. That’s about $200,000 cheaper than the county overall. Ranch-style homes from the 1970s start at $915,000, whereas contemporary three-story homes can reach $3.5 million. Multifamily homes are roughly in the middle of this range, between $1.6 million and $2.2 million. Condos are more budget-friendly between $525,000 and $700,000. This is greater Los Angeles, though, so lots are pretty tight — typically less than a tenth of an acre. On-street parking is common, but some backyards have detached garages. Some of the widest beaches in Los Angeles
Huntington State Beach is the big draw here for nature lovers. “We’re known as Surf City USA since we’ve got some giant waves,” says Thomson. “As opposed to Long Beach or other parts of town, our beach is definitely more expansive. We also have the pier and bike path along the shore, which both get a lot of activity.” This 10-mile stretch of sand is dog friendly and connects north to Bolsa Chica State Beach and Bolsa Chica Ecological Reserve. The latter is a 1,300-acre wetland with over 200 bird species and about 15 miles of hiking trails. For a smaller space closer to the neighborhood, Bartlett Park is an open field with additional trails. It’s next to Newland House Museum, the oldest home in Huntington Beach. Built in 1898, the building was restored in 1976 by the Huntington Beach Historical Society, and their volunteers now offer guided tours. McCallen Park, on the north side of Yorktown, is smaller than Bartlett, but more easily walkable from most homes. It has a green space, a playground and a branch of the Boys & Girls Clubs of Huntington Valley.Between Main Street and Beach Boulevard
Yorktown is central to the city of Huntington Beach. Main Street is just west of the neighborhood, and Beach Boulevard is just east. Yorktown Avenue runs along the north side, and Adams Avenue cuts through the middle. Because of these busy thoroughfares, driving around this area can take some time, and on-street parking is difficult. This is especially true in summer, when tourists flock to Huntington Beach. Traffic applies to the wider area, too; driving the 35 miles north to downtown Los Angeles is even more of a trek. Pedestrians and bikers can get around the neighborhood easily enough, though, as sidewalks and bike lanes cover the area.Nearby restaurants and grocers at Newland Center
Newland Center is a walkable business complex on the neighborhood’s east side, next to Bartlett Park. Among the many restaurants here, Capone’s Italian Cucina is a family-run, casual space. “The atmosphere is small, cozy and romantic, but the bar is always lively with people,” Thomson says. Albertson’s and Mother Market & Kitchen are also in this complex for groceries. Mama’s Comfort Food & Cocktails is about 2 miles south, and it’s known for its large menu and Sunday brunch. “People come in from the beach, and we get a lot of families,” says McKenzie Newby, who works at the restaurant. “Community organizations use our patio for events too. We just had an animal shelter throw a fundraiser, and they had a bunch of dogs out there.” Centered on Main Street, Downtown Huntington Beach is nearby with walkable boutiques and surf shops, plus more restaurant options. Pacific City is an indoor-outdoor mall along the shoreline, and it’s popular for its high-end stores and beachfront deck. The biggest July Fourth celebration west of the Mississippi
It’s no surprise that Surf City USA hosts a premier surfing competition. A tradition since 1959, the Lexus US Open of Surfing packs the beach in August, when World Surfing League pros qualify for championships later in the year. Huntington Beach’s Independence Day parade is even older, started in 1904. Local businesses set up booths; classic car owners display their rides; and, as darkness falls, a fireworks show lights up the beach. The sky fills with an even louder sound in October as jets perform at the Pacific Airshow. In addition to these signature events, downtown has other smaller gatherings throughout the year.Top ratings for Huntington Beach schools
Most students attend Smith Elementary and Dwyer Middle, both rated an A-minus by Niche. Huntington Beach High gets an A, with the Huntington Beach Union High School District receiving an overall A-plus. The high school has over 100 clubs and interest groups, and its leadership program consists of a student council and an outreach team. The school’s moniker, the Oilers, comes from the oil rigs that used to line Huntington Beach in the 1920s.
