A small community on the Ohio River, home to the McGinnis Sheridan Shipyard

Anchored by a major shipyard, Sheridan is a small community on the banks of the Ohio River that is known for its community ties and access to major employers throughout the region. Residents are smack dab between dozens of industrial employers a few minutes south of them, plus even more employers across the river in Kentucky. It takes a bit of traveling to reach popular shopping and dining areas. But that also helps keep things quiet in Sheridan, save for the sounds of families mingling at church picnics and steel hulls being welded to the bottoms of river barges. “The Ashland area has gone through a lot of changes. It’s smaller than it used to be. We used to have a lot of industry. The steel plant is actually gone now. At one point, it employed about 45,000 people,” says Realtor Alison Christie of Ross Real Estate. “But there’s still a lot of plants over in Ohio, just directly across the river. So, we're still a very industrial area.”

Easy commutes to employers in South Point and Ashland

Ohio is the only place in the Tri-State area that does not collect personal property tax, which is why some locals choose to live in Ohio and work in Kentucky or West Virginia. Sheridan's shipyard, plus its location between bridges into Ashland and employers in South Point make it a popular location for those interstate commuters. Traffic slowdowns are rare on the Ohio River Scenic Byway. The only time commuters might find routine slowdowns is when trying to cross the bridges into Ashland.

Catfishing at Jerry's Pay Lake and easy drives to Ashland's Central Park

There aren't many options for recreation in Sheridan, but residents are more than content to drive to parks in Ashland or South Point. "Central Park in Ashland is very big," says Christie says. "We have 12 brand-new pickleball courts, and people come from outside of Ashland to play on those. There's a pretty pond with fountains. A lot of people take pictures around the fountains in Central Park too." South Point is home to several outdoor activities, including baseball diamonds and riverfront parks, plus some indoor community centers.

Impromptu fishing tournaments and holiday cookie swaps

Residents have a few ways to stay connected throughout the week. Informal fishing tournaments at Jerry's Pay Lake occur rather frequently. Churches are also an important part of the community fabric. Many attend weekly services and Sunday School at Sheridan Freewill Baptist Church, sometimes followed by social mixers like holiday cookie swaps and luncheons. Some weekends see special events taking place in the field next door to the church, like an Easter Egg Hunt or a chili cook-off.

Grocery stores and local businesses are a short drive south

Aside from the shipyard, a popular fabric store and some service businesses, there is very little commercial activity in Sheridan. Most residents head to either South Point or Ashland to shop for groceries or find a restaurant. It only takes about 5 minutes to reach the FoodFair in South Point from Sheridan. Ashland Town Center's over-50 stores are only about a 10-minute drive in the opposite direction.

Ranch-styles, Craftsman cottages and rent-to-own manufactures homes

Housing options in Sheridan include a variety of single-family dwellings, mostly Craftsman cottages and ranch-style homes from the 20th century, which have sold for between $150,000 and $175,000. The community is also home to several manufactured homes, some found between those cottages and ranch-style houses, others found in rent-to-own communities. Manufactured homes do not go up for sale very often in Sheridan. According to a Homes.com calculation, which uses a combination of estimate data, the average home value in Sheridan was around $147,000.

Award-winning marching band opportunities at South Point High School

Students attend schools in South Point, only a few minutes away by bus. Most begin at South Point Elementary, which has a B-minus Niche rating. Sound Point Middle School earns a C rating. South Point High School, rated C-plus, is the final step for ninth through twelfth graders. In addition to many other extracurricular activities, South Point High is particularly Known for its marching band, which won the title of the "Best Ohio Band" in a 2024 competition at Marshall University.

Large flood zones and industrial noise

Quite a bit of Sheridan is in a flood zone. Heavy precipitation can lead to heightened water levels on the Ohio River and its tributaries that run through Sheridan, like Lick Creek. Most homeowners are encouraged to purchase a flood insurance policy. Noise can also be a factor to consider for some parts of Sheridan, namely in areas close to the shipyard and the train tracks that run along Sheridan's riverfront.
