Hutchison sits beside Herndon and Dulles Airport
Hutchison is a Northern Virginia suburb conveniently located in the northwest end of Fairfax County. Residents are situated beside Dulles International Airport, major commuter roads, metro stations and the neighboring town of Herndon to the east, for retail options and events. Hutchison is also close to the locally popular Washington and Old Dominion Trail for a hike, while major tech employers throughout Loudoun County are minutes away.

Homes in Hutchison range from $400,000 to $750,000, depending on square footage and lot size. The community’s narrow, suburban streets are lined with Colonial Revivals built around the 1970s and ‘80s, along with rows of colonial- and Contemporary-style townhouses. “It’s just one of those areas that’s still considered affordable for homebuyers, but with all of the amazing nearby amenities.” Hutchison’s median sale price for a single-family home is $702,500, which is lower than the median single-family home sale price for Fairfax County of around $769,000.
Community parks, museums and the W&OD Trail
Hutchison Park is the green space connected to Hutchison Elementary School. It has fields for soccer and cricket, which are often used for youth league games. A couple of miles south is the Steven F. Udvar-Hazy Center, a companion facility to the National Air and Space Museum. Visitors can see iconic planes and other aircraft like the space shuttle Discovery and an SR-71 Blackbird, watch a movie in the Airbus IMAX Theater or see planes take off and land at Dulles Airport from the Donald D. Engen Observation Tower. Less than three miles north, hikers and cyclists can explore the Washington & Old Dominion Trail, a paved pathway for pedestrians that stretches 45 miles across Northern Virginia.
Folks head to Herndon for most shopping and dining options
Elden Street is a commercial corridor east of Hutchison. Locals can grab groceries at H Mart or enjoy dinner at Maharani Palace, which serves authentic north Indian dishes. A few miles away in Herndon is a MOM’s Organic Market and Sprouts Farmers Market, and establishments like Jimmy’s Old Town Tavern, offering cheesesteaks and wings that patrons can order from the outdoor beer garden. Dulles Town Center is a popular mall a few miles north . It features 185 retailers, including Macy’s and JCPenney.
Annual events in downtown Herndon
Herndon is known for its popular annual community events, including Hometown Herndon, the town’s Independence Day celebration the features kids' activities, arts and crafts, and a fireworks show. There’s also the Que Pasa Festival of Herndon, celebrating Hispanic Heritage Month with live music, food vendors and live music. “Herndon has a historic downtown that hosts festivals and farmers markets, and there are some family-run restaurants, so there are just a lot of local-feel things nearby,” says LeAnne Anies, a longtime Fairfax County resident and 16-year Realtor with Samson Properties.

Fairfax County Public Schools serve Hutchison area youth. Students can attend Hutchison Elementary, which has a C-plus rating from Niche. Herndon Middle gets a B-minus and Herndon High has a B-rating. Herndon High School recently underwent a massive renovation, which added over 121,000 square feet to the school for a new cafeteria and several courtyards that are used as outdoor classrooms.
Access to Loudoun County and D.C. by road or rail
Commuters can take the Dulles Greenway Toll Road west to Leesburg, 17 miles away, or east to Washington, D.C., 25 miles away. Both trips take about 40 minutes in typical conditions. Hutchison sits on the border of Loudoun County, a regional hub of IT and tech jobs often nicknamed “Data Center Alley.” The community is also right beside Dulles International Airport, and residents often hear the noise of airplanes taking off and landing. The Innovation Center Metro Station is within walking distance for residents seeking Silver Line trains throughout D.C., Northern Virginia and Maryland.
