Established in 1947, Avondale Meadows was once a thriving northeast Indianapolis suburb. Much of its vibrancy can be accredited to the Meadows Shopping Center, the first commercial corridor outside the city’s downtown area. It was anchored by a high-profile dinner theater and a nightclub owned by Pacers’ all-star Bob Netolicky. By the 1980s, the neighborhood fell victim to urban blight as the shopping center deteriorated and crime rates rose. However, a new retail hub, a YMCA and apartment complexes have all been constructed within the last decade, lending to the community’s resurgence. “It’s slowly becoming more popular because of revitalization efforts and its central location,” says Hayley Wild, a real estate agent with Compass who has sold several homes in the area. “It’s 10 minutes from downtown. Plus, it’s next to the Fall Creek Greenway and the Indiana State Fairgrounds.”

Avondale Meadows’ sidewalk-lined streets are filled with a variety of midcentury dwellings. Homebuyers will find Cape Cod cottages on unfenced, 700-square-foot lots. Two-to-three-bedroom bungalows and minimal traditional ranch styles also feature detached one-car garages. “The houses selling the quickest are recently renovated,” says Wild. “They start at a low price, so it’s a popular neighborhood for investors looking for a new project.” A house in Avondale Meadows typically costs between $90,000 and $200,000, a range slightly less than an Indianapolis home’s average $250,000 selling price.
